Live in California and planning on purchasing out of a state investment property in Cleveland Ohio and grow my portfolio from there. What financing approach would be best for acquiring multiple properties over long term. Any feedback would be appreciated

Assuming that you are interested in single family investing I would recommend using conventional loans until you max out your DTI and then switching to DSCR loans
