If you don’t want to move, you could do a conventional investment property if you’re able to qualify - it would have better terms/pricing than DSCR.  However, if you’re looking to build a portfolio, DSCR is a great option. No income needed from you, and you can close in an LLC.

Thank you for your feedback, I thought might be better to start off with DSCR as that way I wouldn't tap into DTI.
