Tax strategy from business sale

Receiving a large 7 figure payout from the sale of a business. Would like to use real estate to lower my income tax burden. What strategies are available?

 Did you already sell? IF not you can do a deferred sales trust, but if you already sold and received the cash then that option is out the window. There are investments like ATM's and some other funds that can get you 100% depreciation - cannot comment on the quality of those funds, but I have heard others do that
