Looking for a private lender ~400k investment

I own a 3bd 2ba STR in Largo, FL. I am hoping to find someone who is willing to privately lend to me to get better terms and lower my monthly costs. I would love to have an interest rate in the 4-5% range amortized over 40 years, with a 5ish year commitment, possibly longer if all parties are in agreement. At the end of the 5 years, I plan to refinance the property.
