Non-renewal advise in California
I have a unit in Chula Vista. The tenant is currently month-to-month. I have non-renewed in the past but with all the changes in laws I thought I would reach out to the community and see if somebody can advise on any gotchas or procedural steps I must take to non-renew my current tenant and stay out of trouble.

Is it a SFR or a multi family?
If it is a SFR, 60 days notice is all that is required.
If it is a MF unit, then AB1482 applies and you cannot simply decide to not renew a tenant for no reason. The common legal reasons to not renew the tenant are to move in family or to do a rehab large enough that tenant cannot live in the unit. Ab1482 refers to this as a no fault eviction (terrible name as lease term is up so it is not an eviction). The tenant is to receive one month’s rent for a no fault eviction. Pay this after move out; do not forgive the last month’s rent. Look up AB1482 and read it.
