I am looking for light value-add Class B small multifamily 2-4 units in Houston TX, preferably Friendswood, Webster, Pearland, League City or nearby areas that can be positioned as Mid Term or Short Term Rental.  Friendly investors real estate agents feel free to reach out.

Sunnyside is the absolute ghetto and was the easiest penny to pick up in the post-covid boom. Investors are feeling it now there, and it's arguably one of the stupidest long term investments to make. Buying there and the 5th ward is like a falling knife and how to dupe out of state investors that look at map & a spreadsheet, without really an understanding of the city itself. This is why going with an investor friendly agent will get you twisted. 

Those outskirt cities are okay investments, with the capital you'll spend on that there are better cities to look at. Nonetheless, those cities are okay to pursue. Look at brookshire too I guess if that's in your criteria.
