What has been your biggest win as a private lender this year?

We view everytime a borrower pays off on time as a win. We go by a simple concept, just do what you agreed too in the contract, nothing more, nothing less - if that happens then we all win.

pretty small hurdle to have a good win as a private lender just get paid as agreed.

now equity participation loans those can spin the needle pretty well .. WE have done quite a few of those over the years with some pretty spectacular returns.. Not really interest rate returns.. More like  2X to 5X the cash out.. these are done with builder developers on their deals So put out 300k get 300k back in profit plus the interest rate.

most small builders/ developers need to have a equity partner so you just do both you lend the money and are the equity partner.. pretty clean.. We do whats called a participation mortgage and note you spell out the deal right in the note..
