Does it make sense to add mini split system ahead of home sale?

Hello everyone! I am still deciding but most likely selling my primary residence 1 year from now in the Spring. I have baseboard heating in here… very high monthly bills in the Winter to heat, some months up to $600. I would really like to add a mini-split system in the home. My question is, do you think it would make sense with a potential sale in a year? 

For example, all things being equal, if I got rid of baseboard heat and added a nice mini-split for let’s say, $6k. When I go to sell the home would it be likely to sell for $10k more because of this, or it likely to just cover the cost of it? Curious to know what you think! Thank you!

Hi Sean, I like your perspective here, I would say there is some value to be had by adding it, but I would not say 10,000. It seems a bit high. For some upgrades it is more so treated as curb appeal than literal ROI, so you would have a more competitive sales advantage if that was a priority for someone. Other than that, it would save you money. If you want to cut costs, and get maybe a small growth in value of the home, then I would say go for it. I wouldn't expect a profit, but you could get some savings back, a little better quality of life and maybe it helps you sell in the future, but that's to be determined by the market. Hope this helps.
