Hello everyone, my name is Ophir. I’ve been doing real estate for about 3 years now and I’ve really fallen in love with the process, especially closing deals. Lately, I’ve been looking into Charlotte as a possible place to invest. The city seems to be growing fast with a strong job market and solid rental demand. Prices have gone up quite a bit though. Just wondering if anyone here has experience investing in Charlotte, good or bad. What neighborhoods do you like? Anything to watch out for? Thanks in advance!

Hi Sean, I like your perspective here, I would say there is some value to be had by adding it, but I would not say 10,000. It seems a bit high. For some upgrades it is more so treated as curb appeal than literal ROI, so you would have a more competitive sales advantage if that was a priority for someone. Other than that, it would save you money. If you want to cut costs, and get maybe a small growth in value of the home, then I would say go for it. I wouldn't expect a profit, but you could get some savings back, a little better quality of life and maybe it helps you sell in the future, but that's to be determined by the market. @Emily Strong Hi! I wanted to see if you had any update on this, have you learned anything worth sharing? I am active in the NC Market, and would be happy to discuss my experience. 

Curious to hear how this worked out for you. Did you end up going the HELOC route or find another strategy that helped with managing your working capital? Anything you learned through the process that you'd be willing to share?

I'd be interested in connecting and chatting more about this if you're open to it, I am always looking to learn from others actively working in the NC market.

Hi there! I see you posted a few months ago now, about buying your first multi family rental in Salisbury, congratulations! I’m curious how things worked out with Nomad. Did you decide to use their property management and tenant placement services? I’d love to connect, learn from your experience, and share that we have deals and often work with people in similar situations and possibly discuss opportunities to collaborate in the future if that sounds good to you!

It’s an important one for anyone wholesaling in NC. The proposed changes could impact how assignments and marketing are handled, so it's worth reviewing the language closely. Could reshape how some investors operate. Has anyone here adjusted their strategy in anticipation of this?
