Anyone using DoorLoop, ManageCasa, etc for small rental portfolios?

Hey everyone, hope you had a happy 4th! I manage a few dozen rental units across a couple multifamily properties. I’m interested in moving away from spreadsheets and QuickBooks (if possible).

I’ve been comparing DoorLoop, ManageCasa, AppFolio, as well as some other property management software... I’m wondering if anyone here has used them? I don’t need anything super fancy, just want simplified accounting (better tracking and automation especially), and ideally something that won’t break the bank.

Curious what others are using in 2025. Appreciate any insight!

I use Shuk for my rental properties and it's been great. It's a platform focused on landlords who self-manage and is low cost (only $5/month per unit). Some cool benefits include expense tracking (per property), the Lease Indiciation Tool (helps predict the likelihood of a tenant renewing the lease giving you the chance to renew early and/or increase monthly rent if you know someone wants to renew), Tenant Communication (via their app), Maintenance Requests, Tenant Payments, and more. It's been awesome and the founder of the company based has helped me when I've had questions on things regarding the platform. Go check it out! It's been great. You can just google "Shuk Rentals" and it's one of the first things to pop up.

I use DoorLoop and it's served me well so far. Fairly easy to operate and support has been good so far. I'm on the lookout for reasons I should switch over to another PM software, but so far DoorLoop has done everything I need done.

AppFolio is definitely the top contender out of the list.

I consult and act as a fractional CFO for PMs and most of them uses AppFolio. I was also a CFO for a PM company that was using AppFolio since the start of AppFolio. However, it is expensive and they do have a minimum unit requirements.

Check out Buildium, I have some clients using them as well.
