Seeing Mixed Signals in Today’s Market – Anyone Else?

Hey BP community,

I’ve been noticing some interesting trends lately in my local market, buyers seem more cautious, especially with rates still elevated, but I’m also seeing solid demand in the sub-$500K range for move-in-ready homes. On the investment side, deals are still happening, but margins feel tighter, especially with rising holding costs (permits/utilities, etc.).

I’m curious how others are adjusting, whether you're flipping, holding, or mid-BRRRR. Are you shifting your criteria? Waiting things out? Getting more creative with deal structure?

I would be curious to know what area and income level you are talking about. I also and curious what your sample size is on this. Is this looking at monthly inventory in your locale and state? The Fed digest was something I was looking more into now to get a sense of more macro trends.

Many local markets are showing a similar pattern, ultimately that buyers are more cautious and deliberate, yet homes under $500,000 that are move-in ready are still in high demand.

On the investment side, flippers are feeling the pinch from tighter margins and rising holding costs. Many are adjusting their strategies, focusing more on lighter rehabs that avoid structural changes and permit delays.

For those executing BRRRR strategies or focused on long-term holds, the priority is shifting toward cash flow viability under current rates, not just post-refi equity. Investors are running more conservative numbers and stress-testing deals at today's interest rates rather than banking on future declines. There's a growing interest in mid-term rentals, co-living models, or value-add opportunities like adding ADUs. Many are also exploring creative financing, using seller financing, subject-to strategies, or private capital to avoid traditional loan constraints.

Across the board, creative deal structuring is becoming more popular. The ones doing best right now are those who stay nimble, adjust quickly, and aren't afraid to use creative strategies to make deals work despite higher costs and slower timelines.
