TIC Conversions in Bay Area (outside of San Francisco)

Hey Everyone, I was thinking about doing TIC conversions outside of San Francisco, but I barely see any TIC's outside of SF (i.e. Berkeley, San Jose, San Mateo..). Would it be a bad move to try a TIC conversion outside of SF?
