How To Save $253,417 Buying a Property Using Creative Financing

If you are a serious investor, eventually you will buy a property. 

There are a couple of ways to buy properties and of course you can wait until you inherit one, Good luck with that. 

Anyway, we will look at the Traditional Approach and an Advanced Approach. What we favor and teach is to find properties "off market" to save a ton of expenses, get a better deal and make it worth doing. 

If you take a look at what is called "Originating a new loan" You have 20% down, a higher interest rate which translates into a higher payment and harder to "qualify" to a bank, you pay a loan "origination fee", etc. That all adds up.  

On a $400,000 property the Traditional method could be as much as $89,900 to acquire.  How often are you going to do that? 

On a $400,000 property the Creative Financing method could be as much as $13,500 to acquire and no Bank Qualifying. You could do that 6 times with the same amount of funds and still have money left over to take someone to dinner, because of your brilliance.

Not only that, but you are $253,417 AHEAD when looking at the total deal. If you do it the 6 times, and you can with the same amount of money, you're $1,520,502 ahead of everybody else. 

I thought I'd do the math for you so you would see it for yourself. I've been doing these for 30 years and it never gets old. It's the thrill of the chase.
