No Local Trash Pick-Up
The house I am about to list for rent is located in the county and trash pickup is not offered. Most everyone in the area takes their trash to a local dump station. I fear, however, the tenant will allow trash to pile up before rarely ever taking it to the dump station. On the other hand, if the tenant is required to hire a local company for trash pick-up, this house has a long, fairly steep driveway. It would be very difficult to drag a trash can up and down the driveway. I'm not sure what to do in this situation... What would you recommend?

Just about everywhere in rural areas you can find guys - usually private people - willing to come to your house to pick up the trash and take it to the dump for a weekly/monthly fee. The county dump is free, so these guys are making their money on going around and picking up the trash. The ones around me price under what Waste Management charges to come out and haul - WM is about 50 bucks/month, they'll haul the trash for about 30-40 per month and come right up your driveway and pick it up. Downside is that sometimes these guys flame out and you have to find a new pick up service. I would do a google search or look on Facebook or Craigslist.
If I had a rental property like that I would build the price into the rent and make sure it was handled myself. I can definitely see renters just leaving trash everywhere rather than taking it to the dump on their own.
