What that looks like in practice:

Reducing exposure to short-term or fragile debt

If it doesn’t cash flow at today’s rate, it’s not getting refinanced just to pull equity. A lot of people are letting equity sit and prioritizing payment stability over leverage.

Segmenting the portfolio

Core holds stay boring and predictable. Marginal performers get attention. That can mean rent optimization, expense cuts, or straight-up selling non-core assets to clean up the balance sheet.

Leaning into durable tenant demand

Long-term housing demand beats speculation. Properties with strong voucher demand, workforce renters, or recession-resistant employment bases are getting more capital and focus.

Using DSCR intentionally, not aggressively

DSCR is a tool, not a growth hack. It works best when paired with conservative underwriting and real reserves, not max leverage and thin margins.

Preserving liquidity

Cash is back to being valuable. Liquidity equals flexibility, and flexibility creates opportunity when others are forced sellers.

The common thread: fewer hero plays, more systems thinking.

2026 isn’t about squeezing every basis point. It’s about owning assets that survive rate volatility, policy shifts, and economic noise while still compounding over time.
