Houston investors, how are you deciding which neighborhood to buy in next?

I’m researching how experienced investors make location decisions in Houston and I keep hearing different answers. Some people say they follow job growth, others follow permit data, others just drive neighborhoods. For those of you actively buying in Houston right now, what’s your actual process? What data or signals do you look at before pulling the trigger on a new area? And what do you wish you had better insight Into?

The better question is what are you actually trying to get out of your investment, because that shapes everything else.

Everyone's strategy looks different. Personally I focus on light value add plays where I can break even or cashflow slightly while letting appreciation do the heavy lifting over time. Other investors are perfectly fine being slightly negative on cashflow because they're buying in high appreciation corridors and the math still works for them long term. And then you have investors who focus on C and D class neighborhoods where the cashflow is stronger but appreciation moves slower.

There's no wrong answer, it just has to match your goals. Figure out what you're optimizing for first and then the location criteria will start to answer itself.
