Tenant wants to run a daycare out of the home
I have a tenant that has been in my rental for 2 years now. She is slow to pay but she pays. She is a great tenant, doesn't smoke or drink and no kids. She wants to become a licensed and insured daycare on the weekends when she is off from work. What do I need to do to be protected in order to allow her to do this and help her make more money?

The other question is, is it allowed per zoning? Many single-family homes are not allowed to run as a daycare because of the number of cars coming and going and running a business out of the home. Also, as part of a daycare, the home must have specific requirements for safety purposes. This just seems like a very significant risk and does not appear to provide any upside to you as the owner.
