A friend of mine is using Pathwaize AI to manage his rental properties. He has separate AI agents for each mobile home and RV park. His human property manager oversees the AI agents and steps in when needed.

Pretty much across the board for all asset classes, strategies and experience levels. AI can even give you MIT level education into real estate and other subjects.

I don't know that I've seen this fully executed in the rental space specifically, but I do think we are finally at a point where tools are coming out that can move the needle. I was just talking with a few friends last night about how tools like open claw may be able to be super helpful once connected to a number of other tools you use. I'm not entirely sure about the security of it yet, but the idea of having a trained tool that can act almost like a VA within certain parameters is really exciting.

For me personally, I've been able to create tools that really reduce the amount of back and forth I was previously doing to track internal metrics, and reduce the need for spreadsheets, etc. One tool that I have tried is Replit (yes, its a vibe coding app) but it was helpful in creating a metrics dashboard that greatly reduced the time I was spending weekly tracking numbers. And its really easy to use. I'd love to hear where other people are seeing value in AI now.

The biggest ROI I've seen personally is response time on leasing inquiries.

Most PMs are responding to evening/weekend inquiries the next morning — 
by which point the prospect has already toured 2 other places. 
The data is pretty damning: lead conversion drops by over 80% if 
you don't respond within 5 minutes.

What's worked: an AI chat widget on the listing website itself 
(not just email autoresponders). It handles the "is this still 
available / what are the pet rules / how do I apply" questions 
instantly, then captures name, phone, email, and move-in date 
before handing off to the PM for the showing.

The other place AI has genuinely helped: FAQ deflection. 
Independent PMs answer the same 8-10 questions hundreds of times 
a year. Train an AI on those answers and you reclaim 3-4 hours/week 
of repetitive messaging.

Where it still falls flat: anything requiring judgment (applicant 
evaluation, maintenance triage, lease negotiations). 
AI for inbox zero = yes. AI for decision-making = not yet.

Full-time investor, left tech a few years ago and live off my portfolio now. So I'll share what's actually moved the needle vs what's noise.

I consolidated pretty much everything into one system — underwriting, portfolio tracking, tenant and contractor contacts, Airbnb inventory and cleaning schedules, even tracking my hourly workers. The value wasn't any single AI feature, it was not having to jump between 6 different tools and spreadsheets anymore.

The real value for me wasn't AI magic. It was consistency and audit trail — underwriting every deal the same way, faster, with fewer errors. That means I can turn more stones in my market and have less chance of missing a deal because I didn't have time to run the numbers.

What's still noise in my experience: anything that claims to fully automate tenant communication or manage properties with AI agents. At my scale a quick text is faster than setting up a workflow to send the text for me.

Honestly most of the value is just consolidation and consistency, not AI magic.

For me mainly research! Perplexity it a great tool for research in articles of incoming developments. I run a AI report right in zillow using Ask Augur's extension specifically for STR research for new areas where i am not up to speed on the zoning code. & then Cost Estimates for costs in the area
