Flipping a single-family house in my neighborhood. Was an off market deal from a letter I sent. Got a higher than expected a $840k+ outsale with about a 10 week renovation. Mostly cosmetic, but some mechanicals and windows.

Nice! I love that area. Classic example of spending a bit more in an excellent location to create a product that will sell easily at a profit. Sure beats a $200,000 property in a class D neighborhood somewhere in Ohio.
