Owner financing on fixer-uppers works well in a lot of situations, but one thing buy-and-hold investors in this space sometimes miss is how quickly a DSCR loan becomes competitive once the property is stabilized. If the numbers pencil after rehab, a DSCR refi can pull out equity at a fixed rate without the seller still sitting in the chain of title, which simplifies your exit and your next deal. The comparison worth running is seller rate and balloon terms against what a DSCR product would cost you at a stabilized 75-80% LTV, because sometimes the spread is smaller than people expect and the cleaner title position is worth it. That said, owner financing still wins when the property won't qualify conventionally right out of the gate, either because of condition or because your income docs make traditional underwriting messy. For a buy-and-hold strategy specifically, knowing both paths before you negotiate the purchase terms gives you real leverage.
