Where are turnkey buyers?
Seems like most of the people I connect with are flippers and those that do rehabs. Where are the long term buy and hold investors that just want a turnkey home that they can place a tenant in and cash flow?

There are definitely still plenty of buy-and-hold investors looking for turnkey, but they tend to be quieter because they’re more focused on finding a deal that actually works than chasing the next project. A lot of out-of-state buyers I’ve come across are looking in Midwest markets for rent-ready homes with solid tenant demand and enough cash flow to make the numbers worthwhile. The key is having realistic rents, true operating expenses, and a property that doesn’t need a bunch of surprises after closing.
