Asking for Some Advice from Involved Investors

Hey!! First off, a little background I'm 18 and have been working around flips and rentals for the past year and a half learning everything about the contracting and rental portion of them!! I'm to the point to where I have a constant itch telling me to get out there and be involved. However, I don't want to jump out and regret it I was to build as strong of a foundation as I can until the time comes. The properties I'm wanting to really get into is flips and long-term rentals!!

I'm looking into trying to get as good at deal analyzing as possible. I'm looking for advice on how to be able to find an ARV for the properties in my market, I'm looking at trying to find the best ways that I can get a feel for my market so far, all I have found to do that is constant comps. Also, and VERY importantly I'm looking at learning how to estimate a rehab for a property to a T!!

Any advice is very much appreciated!!!
