I’m starting to look for a few businesses or operators I might want to invest in or partner with.

Not looking for a polished pitch deck. I’m much more interested in somebody who is already doing real work, has customers, understands their market, and can see a much bigger business than the infrastructure around them currently allows.

Real estate is the obvious lane, but I’m thinking fairly broadly around the ecosystem:

Property management. Remodeling/construction. STR operations. Local brokerages and teams. Investor services. Maintenance. Lead generation. Transaction support. Specialty trades. Businesses sitting on useful local data nobody is really organizing yet.

The thing I’m probably most interested in is the operator who says:

“We know how to do the actual work. We just have 14 different systems, three spreadsheets, a bunch of stuff living in people’s heads, and no good way to make the whole company behave like one machine.”

That’s interesting to me.

I’m not posting this because I have some predetermined deal structure. I don’t. Depending on the business, the interesting answer could be capital, equity, operating help, technology/infrastructure, distribution, or some combination of those.

I’m mostly curious who is out there.
