A completed booking doesn't always mean the money is safe forever.
Payment disputes can create another layer of risk for property operators.
A booking can be completed.
The guest can check out.
And a dispute can still happen later.
That's why good records matter.
Keep your booking information organized.
Document relevant guest communication.
Keep invoices, receipts, and transaction records.
Follow the platform's payment and dispute process.
And make sure your policies are clearly communicated.
When a dispute occurs, the question isn't just:
"What happened?"
It's also:
"Can you show what happened?"
You can't control every chargeback or payment dispute.
But you can control how prepared your business is to respond.
Strong operations aren't just about getting bookings.
They're also about protecting the revenue those bookings generate.

I start off with "just checking in to make sure everything is good with the house"
Well they just got there and have found a clean house and a surprise in the fridge for them.
This is documented on the Vrbo or Airbnb platform.
I also have an exterior camera to help document arrival time, total guests, any extra pets etc.
I have never had a charge back in 15 years.
Also our Lake water level is low right now at our dock. I make sure they know and acknowledge this so thereare clear expectations.
