I was working in the NFL front office. Good job, decent money, zero real estate knowledge. I read real estate books, listened to the podcasts obsessively, and convinced myself I was ready.
I quit with $13,000 to my name.
That first year was chaos. My first wholesale deal made $25K and I celebrated like I'd won the Super Bowl. What I didn't realize was that I'd just created a job for myself, not a business. Every dollar I made went right back out the door to the next deal.
Here's the thing nobody really says out loud on this platform: the strategies that get you started will kill you if you don't evolve past them.
Wholesaling got me in the game. It also nearly burned me out. When I finally had to let my whole team go, it was the best thing that ever happened to my portfolio — because it forced me to stop treating real estate like sales and start treating it like asset management.
Two downturns later, through COVID, through rising rates, through a team rebuild: 237 doors across NV, CA, and SC. Roughly $50M in assets.
The through-line wasn't the deals. It was every time I had to change the strategy and bet on myself again.
