I'm in Cumming and I'm working toward my first rental. I've read the books and run plenty of numbers on paper. What I've never done is stand in a house that needs $40,000 of work and understand why it's $40,000.
So here's the offer. I'll give you my Saturdays. Demo, cleanouts, hauling, painting, punch list, whatever you need a body for. Pay me whatever you pay your weekend labor. What I'm really after is being in the house while you scope the job, so I can hear how you decide what gets fixed and what gets left alone.
I work full time, so weekdays are out. I'll show up when I say I will, every time. I understand that's most of what you actually need from weekend help.

Smart approach. Getting hands on with a few rehabs will teach you more about real costs than any spreadsheet will. One thing I’d also learn early is how rehab costs, holding costs, and financing all work together, because that can make or break the deal. When you get closer to that first property, I’d be happy to help you understand the funding side and what options you may qualify for.
