Postcards Still Work - If You Use The Right Ones The Right Way
I don't sell postcards or represent those that do. I am just telling you my experience, and I've got a lot of experience:-)
I made up, ordered & put on postcard postage stamps and I sent out 1,000 of the following yellow postcard and got Trois (3), Three, houses that I bought using no bank money, they all agreed to let me take over their loans with creative finance. No agents, no banks. Cost was about $0.75 per card .65 for postage and .10 per card & Total cost $750. I dropped them in the mailbox after my trusty assistant finished stamping them. Ordering them (5,000 at time was $500 and took two weeks to deliver.
Value made after all was said and done . . . well, since I bought the houses below MLS, with zero down, no closing costs, no bank origination fees, no real estate fees - it's not even fair to compare.
Ugly eh? I kinda like the green $$ it brings in though.
And I sent out 5,000 of the professionally designed postcards at $1 a post card for total cost $5,000. These were mechanically stamped, that is, not a typical postage stamp but using a bulk stamp by a company. It took them about 6 weeks to get sent out.
I received NO , ZERO, Zilch phone calls or business. (No the elephant wasn't on it, that's just there for phone privacy sake.)
I'm not saying professionally designed, expensive postcards don't work, they just didn't work for me. And this was not the "seven touches" scenario taught by industry "experts" (you have to mail 7 times to get an order) - This was one mailing.
Now, keep in mind I know how to create a list that pulls, but the second postcard should have pulled at least one, they were sent to the same list.
