📈 CapEx Planning: Spend Smarter, Create More Value

One thing I've learned from owning and operating multifamily properties is that CapEx should never be reactive.

Before you start spending, you need to know what the property really needs, what can wait, and which improvements will actually create value.

The goal isn’t just to make a property look better.

It's to protect the asset, improve the resident experience, protect NOI, and make smart decisions with your capital.

When I look at a multifamily CapEx plan, I focus on seven things:

1. Assess the property.
Know what you’re dealing with before you start spending. Roof, HVAC, plumbing, electrical, units, amenities, and life safety all matter.

2. Prioritize the work.
Safety and property protection come first. Then focus on projects that can improve NOI, operations, and the resident experience.

3. Think long term.
Don't build a CapEx plan for just this year. Look five to ten years ahead so major expenses don't become surprises.

4. Budget realistically.
The lowest estimate isn’t always the best estimate. Scope, contingencies, permits, labor, materials, and unexpected conditions all need to be considered.

5. Phase the work.
Good planning can reduce vacancy, resident disruption, and operational headaches.

6. Time it strategically.
The right project at the wrong time can hurt performance. Align CapEx with leasing, occupancy, cash flow, and the overall property strategy.

7. Communicate.
Ownership, management, and construction need to be on the same page from day one. Clear scopes, budgets, schedules, and reporting make a big difference.
