The BIGGEST Seller Lies

  1.  The rents are below market and can EASILY be raised
  2.  The tenants are on month to month so I can easily evict them if necessary
  3.  The property is in perfect condition
  4. A zoning variance will be no problem to obtain
  5.  All the work we did was permitted
  6. My banker will allow a loan assumption
  7.  I’ve worked out a payment plan with the IRS
  8. I own the property clear of any liens or encumbrances
  9. A large part of the property’s income is in unreported cash
  10. This investment supports 3 families.

don i love these posts. the first one is always the best. you can buy it and raise the rents but the seller wants you to pay based on those higher rents. i always love those and i see it all the time. i recently had a person who has about a 30-home portfolio tell me that each property could be raised by $250 which would net an extra $80,000+ a year. we're selling it based on that opportunity and the price is based on that.
