@Naomi Pack Consistent outlets matter more than another buyers list, especially if your investors are mostly Section 8 or long term rental. Birmingham under about $200K still hides a lot of foundation and HVAC risk if the inventory is not street checked on ARV, rent support, and turn cost before anyone circles it. What buy box is actually clearing for them right now, SFH value add or more stabilized?
