an opportunity of a life time.

I'm not sure if its dumb luck or just in the right place at the right time. I met with a motivated seller today and he wants to liquidate his assets. This deal involves a Famous Las Vegas Strip Club and a Gun range on 163 acres among many other things. Now being new to this I have a few Ideas on how to work it out but am looking for some advice on this one. If you had a deal like this how would you approach it?
