What is your favorite RE app?  (Besides the BP App, of course!)

One app which I use is Replicon. The cloud based tool comes in a complete package with the task management, project management, time tracking and management and many more. I have the practical experience that how easy it is to have one package rather than having multiple tools to manage the business.

MagicPlan is an awesome app.  It took several hours of playing around with to figure out how to use it efficiently but now I use it on every project.  I use it to help refine rehab estimates (quickly get room dimensions, etc) and I also use it to make "after" drawings of how I want to layout a floor plan so I can effectively communicate that to my contractors.  The contractors love it too because it makes communication with subs easier.  Great app, and price is unbeatable (free!).  Even paying $3/house to unlock the extra features is worth it (like being able to add my company branding info to footer).

Zillow.  I know it has some serious issues, but it does give a fairly accurate picture of recent sales and what is for sale in the area.  I don't rely on zestimate for the price of a house, though I will glance at it.  I do rely on zestimate for rent since I've found it has been fairly accurate, but I still verify with the MLS.

About the only phone apps that I use are yahoo-email, an HP48 calculator app (it's RPN - and I'm fully aware that most of you under 40's people won't even know what RPN stands for, especially if you're not an engineer), youmail voicemail, a flashlight app, weather and radar apps, and my phone's standard navigator app and camera app.

By the way, the HP48 app is free and it's an exact copy of my actual HP48 calculator that I bought more than 10 years ago for >$100.  And it also has a great mortgage calculator program on it.

Smartphone apps or apps in general? On the phone I use my bank's check deposit app several times a month (for those tenants that I haven't gotten to convert to online payment yet).

In general, I use a web-based PM app almost daily.

I bet some of the real estate apps I have downloaded are really useful...if I took the time to learn. I have three simple ones that I use a lot.

My camera app is probably used the most. When I first visit a property I will take still or video of all rooms. When I run numbers on my desktop at home I review all photos to assist in determining budget. When the renovation is in full swing and I need buy stuff or document an issue out comes the phone. If a part is needed for appliance I will snap a photo of serial/model number. If I need help with color of flooring or paint I show photos to my creative team. That same phone/camera will be used to take marketing photos for MLS when renovations are finished.

I grew up making daily to-do lists in my business life. Now since I always have my phone within reach I like using "notes" app as my to-do list. I make a separate page for each project with sub-headers of "things to buy", things to research", "items to bring". Then as a thought comes to mind I open notes and jot it down.

Google is a valuable tool on the job-site. When a contractor asks me how high I want the pony wall for kitchen counter I type in breakfast bar height. When I am stumped about proper drawer hardware placement on a base cabinet I use google to find photos of base cabinet hardware.

Guess it's this old dog can learn new tricks. But only the simple ones.
