    I was hoping you could talk about how you structured your daughters 4plex. Is her name on the title or is it just yours. I have a new born myself and had been planning on doing something similar and was excited when I heard you are because people doubted my idea pushing me towards a 529 plan.

    Does having anything in her name effect student loan/fafsa eligibilty or are you hoping to avoid any of that with just paying straight cash for any education expenses. Are you planing to sell it or cash out refi?

    By the way… Quicktip idea for the Podcast: aspiring house hackers should check out if any homebuying incentives are offered in their area. (Try the local development authority, housing authority, and state housing finance agency.) In my area, even if you have a pretty solid middle class income, you can save $5, $10, even $20K on your downpayment because the government wants to encourage homeownership and will literally give you free money. However, if you save up too much or wait until you’re earning more, you may no longer qualify!

    Great podcast! I get that this is a great time to buy price-wise, but what about finding renters for rental properties? How likely is it that you will have a longer upfront vacancy period since less people move around the holidays/during winter? Unless you are in a really strong rental market with high demand year-round, it seems like you should at least be prepared to use more cash reserves upfront. I’d love to hear the perspective of experienced investors.

I listened to this podcast while driving to Atlanta, taking notes with a pen and paper while driving in I-75 traffic haha… but it definitely worked! Completed my first 2 deals earlier this year, listened to the podcast, and decided to land one more by the end of the year. Well guess what, as of today, I’ve closed on TWO deals since listening to your podcast. 4 deals in the first year ever investing, and the last one is seller financing! I’m stoked! Thank you so much for teaching and guiding me and the rest of the BP members, Bigger Pockets is amazing and really helps make financial independence much easier to achieve.

    I have to tell you I loved this podcast. I listened to it towards the end of 2018 so I decided to commit to finding a deal the first 90 days of 2019. Now let me tell you, I knew from the start this was not going to be an easy task. I am located in Austin, Texas which is not only an extremely competitive market but a very hot market as well. By the last week of the 90 day challenge I was able to close not on one but on two properties.

    One property I received a 5K assignment fee. The other property I will JV with another investor and fix & flip that property.

    Thank you for the plan that inspired the added motivation. This proves you really can find a property in any market no matter how hard it is as long as you stay motivated.
