Wholesale Projects

It have been a couple of weeks since my last post, so I am not being as consistent as I would like. This is to inform you all that are interested in what I have been doing.

Recently, I have been working to generate traffic to my site thirdgenerationllc.com, I know its a little different from webuyhouses.com, and other wholesaling site, but the optimization will bring the traffic. I will post this on the forum as well to get some feedback from the professionals. I created my site through wix and upgraded it to a professional account, however I am moving it to be hosted by godaddy. I am doing this because of SEO, this is a recommendation by a RE Investor marketing professional. We are still transferring everything over and this will take roughly a week. I will be excited to finally talk to people that searched for me versus me sending mailers.

In reference to mailers, my first campaign which was 300, and I did 5 separated mailings to the 300 owners and I have not solidified a deal from that mailing, but I am still working on the luxury home seller finance deal. Yes exactly the luxury home that was 749k, I'm confident we will close this deal finally. I believe many individuals would have given up on this but something was telling me that the owner is motivated but the agent (albeit a great one) is finally working with me. Our offer today was $640k purchase price with a $70k down payment this is what's due on the loan, at 4.25% for 2 years with a no prepayment penalty. The agent was excited to get the offer because with the interest the purchase price would total 690k assuming we go the full 2 years. My mentor is really providing excellent assistance with this. I'll let you know when we close.

I am on another mailing I've sent just over 100 yellow letters (done in house) and I have received a magnificent return just under 10% (wow is right). I have returned a few of the calls and there were some tire kickers but I do know that having a great dialogue with sellers can potentially produce a deal in the future. I'll get another 100 sent by the end of the week. My goal is to outsource this in the near future. I know most yellow letter marketing companies only handle bulk projects, but if anyone know where I can get this done on a very slim budget that would be great.

My mentor would like for me to learn more on seller financing to add this to my tool box. He believes it is a great potential niche for me and I like to provide options to sellers that way I'm not a one trick pony. This will be an area of focus.

I have been putting in roughly 5-10 offers a day from the MLS, I met an agent that is aggressive and we are trying to work on a few probate properties that's on the market. I would like to learn how to research probates that have not reached the MLS yet. Phoenix does not post them on the internet and provide some challenges when going to the courthouse. I did have another wholesaler tell me that he built a rapport with an attorney that handles probates but he stated that only happened because he was able to work on a probate deal and that's how he became affiliated with the law firm. That would be ideal if I could build a relationship like that. If anyone have suggestions on accessing probate information for Maricopa County, AZ that would be great.
