How I Got My First Paycheck Wholesaling In 3 Months

In my previous post I gave a few steps on how to start. I realize that was not really an actual step by step procedure. I have received a ton of email on this so I figured let me do a step by step on wholesaling

Let it be known I HATE wholesaling! OK now that that is out of the way.

The steps shown in my previous post still are a must. I am now just going to write the next steps you need to do. If you have done as instructed from the previous post you now have a website that is fine tuned for conversion (Credibility).

I can not stress this enough! No matter what niche of investing you are getting into, you NEED to get a great website going. One look at all the top ranking websites, anywhere, you will see it is always Investor Carrot That is on the top. Always Investor Carrot Owners that make all the deals.

Do not argue with me! Get an Investor Carrot website!

You are ready to make deals.

0. Don't Be Desperate!!

Often wholesalers are WAY TOO desperate for their first deal. Desperation is dangerous because in your little head, you subconsciously force the deal to work. You force the numbers to work, you convince yourself that that house is a desirable house  (why wouldn't anyone not want to buy this house).

How can you just not be desperate though..

Good question. Easy. Would you be desperate if you had 23 more highly motivated sellers knocking at your door begging you to wholesale their house? No you wouldn't.

1. Focus On Always Having Your Pipeline Filled

Don't just  focus on your current deal to work. NO!! Focus on always having 3 more deals on standby besides the one you are trying to work. The best way to always have 3 or more deals waiting for you, no matter what, is getting a ranking website harvesting seller leads.

You Better Have Gotten Your Investor Website By Now! This is really important not just for long term future free high quality leads. It is very important right now! Why?

In one of the following steps you will have to send mailers out to people asking them if they want to sell their house. If they ARE willing to sell, they are not just going to say yes and sell to you just because you sent mailer. They will do some research on you. Instead of letting them control where they pull information on you from the bet, you should control what information they find. You control what they read and you can therefore better convince them you are the BOMB! The way to do this is put your website with your infor you want them to read very easy to find to them and very accessible.

The REAL and main reason you should take your website seriously and start it sooner than later is this:

2. Go To The Gym

Confidence is powerful. It changes your mindset. People feel that confidence radiating from you and doors open. 

Believe it or not, it is up to you, but it actually is true. Not only will you look good,  show other people you are disciplined and got your life together, your mindset ACTUALLY changes. 

You become strong, not just physically, but mentally. I saw others doing it, I heard the big guys in this business saying it. I saw Cody Sperber's arms swell up. Sean Terry swelled up, even Trevor friggin is swelling up. I never understood it and I am sure you don't either,... UNTIL you do it. Once you do and you see results you suddenly "Get It". So if you want to be successful, and make deals. Pump iron, take care of yourself!

3. Keep Working On SEO

If you do not know what SEO is, you should be ashamed of yourself. SEO means Seriously Evil Ostrich and one will unleash on you if you do not take them seriously! You do need to continuously work on your ranks. Focus on SEO and on conversion. This is all you need!

4. Get Your Mailing List

I tried Lance And Terry, List Source, and Listability. Lance And Terri The Inheritance List is by far the best I have encountered. They only sell their list to 3 people per county. I have checked on this. A local friend saw my success and wanted to buy their list too. She got flat out refused. But feel free to use whatever list you want.

I should add, as this is not just a generic "how to Wholesale", this is a "how I did it" and thus I should share what I did for my list filtering.

Filters:

  • Over 43 years old.
  • No Kids
  • 90+% Equity
  • Single Family Homes
  • Owned the home for over 15 years
  • Do NOT just aim for "Absentee Owners" Include all! (Trust me on this one)

There you have it folks.

5. Prepare Your Mailers

The Trick here is to be original, eye catching, do not be stupid or goofy, no drawings of little stars, no coffee spills. You need to come over as a serious and credible and capable house buyer! Use your brain a bit. Do you look credible with a cluttered postcard? No!

6. Forget Scripts, Be You, Be Confident

Every guru will tell you to get a script you have to go over for when you get calles. Forget it. I tried it and you sound fake! Robotic, scammy. 

Sellers are not some mysterious creatures from different planets you know nothing about. They are people, with feelings emotions and opinions. They have bad days, good days, really crappy days... just like you. 

Want to connect with them and built rapport? Be you, listen to them, talk to them, and Be Confident!

7. Be Honest. Be Transparent, Be Genuine

"Hi I am Jerryll. If your priority is to sell your house fast, your best bet and my professional opinion is to wholesale your house. Do you know what wholesaling is?"

Do not wait for them to answer. Jump in immediately with:

Well Imagine you need to sell your house right Bubbles? Now you found us. Lucky for you we are sexy handsome honest, really sexy, and genuine caring people. Most investors are dweeps (sorry BP investors.) Now imagine you found 1 more awesome company like us. Wow now you got 2 offers from trusted House buyers. Now with your lil brain, imagine you find 10 more. Wouldn't that be awesome? A lot of work and a lot of luck to find awesome sexy people I know, but it would be fantastic no? Well imagine you find 2000+ more. 

Well we have about 2000+ buyers that we have worked with ad/or vetted to be serious honest buyers that buy houses fast. If you sign the contract with me I will send that contract out to all my buyers and that way you get multiple offers and you have MUCH better chance to sell your house fast.

Keep in mind though, if you want too much for your house no one will buy. If you want too little, sure everyone wants to buy but you are  not getting as much as you could have.  I will consult you on a best price but it is up to you i the end how much you want to ask for it.

Blah bla bla.

So what happens now? The price you suggest is an actual good price for cash buyers to buy the house for and you have to be confident it IS a good deal for cash buyers. So that IF the sellers agree with that price, you WILL get that contract sold. If the sellers do not agree with that price, well guess what, if the contract doesn't sell it is not your fault, it is theirs and no on will be angry with you if you pull out of the contract.

Well my little munchkins, you have been honest, transparent, and you give THEM the choice if they want to do wholesaling with you or not. 

8. Explain The Contract

Contracts are scary, for everyone. Sit with them and go over every point in the contract and explain to them why it is there. When they see how transparent you are, and how transparent your contract suddenly becomes they will sign. People do not sign contracts for 2 reasons:

  1. They do not understand the contract and they are scared
  2. You have some ridiculous (to them) terms in the contract.

9. Submit All Paperwork To Your Attorney

Checks, contracts, addendum conditions whatever... give to your attorney and be done (for now). The attorneys will do their thing and they will let you know when the closing will occur and when. You show up and get your check!

10. Repeat Until...

Direct Mail Marketing SUCKS. You do not want this to be your main lead generation strategy. For now you have no choice. Everything will cost money. So do this till your website ranks first on Google, and you have solid conversion. Then you an either stop direct mail marketing, or continue.. as you will be getting plenty of money being first on Google ;)

    1. Hey Derrick. I used to have an elaborate contract from a guru. y lawyer hated that thing and after the 4th deal he said "OK you silly Ape, use my dang contract damn it", and he gave me his :)

      I think you should get one from your attorney. I can give you mine if you like.

    Why did you opt for 'no kids' in your mailing list filters?


    1. When they have no one to give their property to they are more eager to sell. Often kids of sellers in these kind of situations are dead beats have no money and don't want their parents to sell but they can't contribute in any way. Often means lots of drama and they keep their parents from making a financially sound decision. I rather avoid all this and ot for no kids. When I say kids, I simply mean offspring. Don't mean young kids
