3 BRRR Projects in Progress

For those following me, I am purchasing a bank-owned single family home from hubzu.com.  I was able to get inside the home even though the listing says Do Not Disturb Occupant.  The occupant (owner) is actually very nice and might want to stay on as a tenant after I purchase it. 

The second item in progress is a 4-plex last year, and just recently pulled permits to add a second story with two more units.  Once finished and with a new tenant, I'll refinance in order to pull as much money back out of it as I can.  If all goes well I should be able to pull more money out that what I initially put down and the construction costs.

The third BRRR I have in progress is a 10 unit multi-family that someone else said they wanted to go 50/50 with me.  I would normally purchase it on my own, but the person is eager to partner with me on a project, and it does cut down on the out of pocket down payment for me, so I plan on doing the BRRR project with him.

These are all in the City of Yakima, as properties cash flow well there and I am extremely familiar with the area.
