How we Use Social Media within Real Estate

I've been using social media for our real estate efforts for some time now and here are some things I've learned.

The following are seven tips to help you be more likeable and make sure that you are very successful when using social media.

1. Always listen first and don't ever stop listening

Before making a single tweet, first do a search on Twitter for individuals talking about your competitors and your company. Also use words in your searches that prospective customers tend to use. For instance, Facebook and Twitter can be used by realtors to search for individuals who are using phrases like "need to find a good house" or "looking for a realtor" in your area. You might be surprised at the number of individuals who are searching for you already.

2. Don't just ask your customers to "Follow" you and "Like" you, tell them how and why they should.

These days no matter where you turn, you see "Follow us on Twitter" and "Like us on Facebook." How? Why? Provide your customers with a reason of why they should connect with you on the various social networks. Answer the question for them of "What is in it for me?" and also make it very easy for them to do it. Note the difference here between the following calls to action: "Get answers to all of your real estate questions at our Facebook page" vs. "Like our page on Facebook."

3. Be authentic

You customers aren't interested in reading impersonal posts on why it is so important to stay in contact with their realtor. Be human instead and always be yourself. If you are sponsoring a local Little League team, share that with all of your fans and followers. If you know some good real estate jokes, go ahead and tell them! Write posts where you show your company's personality off and you will start to see your online community begin to engage and grow your social media following.

4. Why ask questions?

If you have been wondering why no one is responding to your Facebook posts, it is most likely because you are not asking your followers any questions. Social media is not about self-promotion. It is all about having a conversation and engagement. If a realtor makes a post on Facebook saying, "Come see what we have on the market," no one is going to comment or call and make an appointment with you. However, if a realtor posts a simple question as "What is your favorite shutter style?" Then it is more likely that people will make comments online and be inclined to engage with your company. Even better, when the realtor asks the question, "What is the best thing about home shopping?" Just think about how many people will comment on this post and give your company more attention.

5. Delight and surprise your customers

Would you like your company's social media accounts and become likeable all around? Figure out how to delight and surprise your customers regularly. Offer raffles and contests and find ways to encourage followers to join in on conversations for the opportunity to win gift cards from your local community and show the town's personality off. Keep in mind, that free is magic and when a customer is happy they are much more likely to share their experience with family and friends.

6. Share videos and photos to tell stories

The main reason why Facebook was able to go from zero users to 1 billion users in under 10 years is due to photos. Videos and photos are able to tell stories about you and your company in way that words by themselves are unable to do. It isn't necessary to have a large production budget. Just use your smartphone to make short videos and take photos of things that are cool around town and of customers. Upload them directly to LinkedIn, Twitter and Facebook. Having a photo of a young couple standing in front of their new house is Facebook gold. Have a video that features testimonials from some of your happy customers. These are the kinds of things that will capture people's attention on social media.
