150$ exit processing fee and a 250$ mantatory cleaning fee. For what exactly?? Saying “it’s in the lease when you signed it” is not the point. No matter. Charging me an extra 125$ + for cleaning when the place was left cleaner than when I got it? Ok. No problem. Here’s the piece d’ resistance: almost 500$ for “painting”. I personally patched, and textured every single nail hole in the house before I left. I also coordinated with them to get the correct paint color to paint. Their answer “Don’t worry about it!! We don’t expect the renter to paint.” It’s all good though. Two years of clear communication, and doing repairs myself, out of my own pocket to try to be a good renter. Always treated the house as if it were my own. They don’t care. Go ahead and rent with them and MAYBE your experience will be better. I wouldn’t. Edit for honesty, fairness and clarity: I did what they requested below in their response because I always assume positive intent. Called and left my name, old address and phone number. I received a commitment for a call back. Over a week and no call back. Nothing. Is their response pure lip service, or they got busy? Either way, their desire to seek to understand is empty. Again, do with this information what you will.

Gulf Coast has managed my investment property for over 10 years. Have been great at every turn whether dealing with the tenant, maintenance issues, storm damage, or the HOA! A special shout out to my account manager Scott Bodager. Always quick to respond to my emails and phone calls and making sure the issue has been resolved in a timely fashion. Top notch management professionals!

Run and run fast I made one of the the worst decisions I could ever make when I moved into one of gulfcoast rental where do I start for one the townhouse was left nasty and not clean there was urine all around the toilet seat from the last tenant how disgusting is that contact Shari the manager because the place was full of sliver fish fast forward till this morning upon walking downstairs the living room was full of water apparently my shower had leaked through the ceiling down stairs which I’m sure is full of mold due to the ceiling being painted over because the water pipes are old and probably been leaking and need to be replaced but that would be to much like right why not just paint over the mold stains and move someone else in the unit will be consulting with you my lawyer!!! Also Laurie Rastousni is a pure joke she will sell you a dream knowing the units are in horrible condition shame on you!!!!

Where do I even begin? (TL;DR - listen to the reviews and proceed at your own risk.) We are on month 9 of an absolute dreadful year-long lease. I cannot believe with the amount of consistent negative reviews, there’s no change and just basic “apology” responses on here. (Maybe from writing this public review my rental will actually get the attention we’ve been looking for since we moved in.) I could list out our long laundry list or upload screenshots of the half-assed responses when we need help or something is wrong but I’m afraid I’ll run out of room and patience to write it all. We had Shari as our first POC. Long story short - after such a battle of getting even a response at times we transitioned to having Muhammad as our POC. I’ve gotten into the habit of knowing I have to text him every day until I hear a response at the bare minimum. The lack of response, and then quality of response and timing of getting maintance/vendors involved is diabolical. We’ve had multiple closet racks on the floor that have fallen down since July and the resolution was the renter doesn’t want it to be fixed. So we’ve had clothes on the floor since then. (Won’t it need fixed once we move out?) Pool had a leak and it took them months to have someone come out and fix it. The response was said it was due to condensation but we had the pool people confirm multiple times there was a leak…. And what do you know! Once someone came out there was a leak so we had been filling up the pool every few days (and paying for it). When we first moved in the microwave was stuck closed so they sent us a countertop microwave!? After months of saying this is not a solution, they fixed our microwave and there was a piece of pizza still inside!!! Then comes mold. Had to basically beg them to get someone to fix this. We have small children so this was upsetting they were not on top of this. Water in the dryer - they told me to just keep the door open. (But the light stays on 24/7 then?) Pest control. As part of our agreement, it was to be included. We ended up having to use someone on our own terms because it was really bad with a pond behind us. They finally sent out the preferred vendor but I just recently had to ask for them again and the resolution was they did send me the number for me to reach out and schedule on my own. If you’re GCM reading this (and validating these instances and name), please feel free to reach out via phone or in person meeting for a more further conversation and I’ll be happy to add an update to this post once any sort of customer service level has been provided. Hopefully the reminder of our lease experiences a better level of support.

Our experience getting into a rental home was fantastic, and Laurie Rastovski truly made all the difference. She was incredibly quick to respond, always positive, and so reassuring throughout the entire process. Laurie made what could have been a stressful experience feel smooth and easy. We’re beyond grateful for her help and are really looking forward to working with her again in the future when we’re ready to buy a home. Highly recommend!

This company is run with embarrassing incompetence and zero accountability. Shari and her supervisor Scott could not be bothered to return a single phone call, even after I requested calls on multiple days. That is basic courtesy and they failed at it. Instead of communicating like professionals, they tried to push a brand new renewal application and a two hundred dollar fee, and Shari even attempted to justify it by citing fair housing. When confronted, they suddenly produced an owner signed waiver, which proves the requirement was never absolute and exposes their story as misleading. It became clear that their process is disorganized, their communication is careless, and their management is untrustworthy. We have a flawless payment record and upheld every part of our lease, yet we were treated with negligence and excuses. I will be sending every email and message to the property owners so they understand exactly why they lost reliable tenants. If this is how they treat good residents, I cannot imagine how they handle real problems. Avoid this company. They are not honest, not responsive, and not capable of delivering even the bare minimum level of customer service.

Spoke with a representative, Clark; he was patient, helpful assuring me the issues related to the property were pre-existing. He thanked me for bringing these issues to his attention. I was provided with easy to follow instructions and within a couple of hours a service person attended. He too was polite, did what he had been instructed to do and promised another crew would be at the property the next morning to remedy the problem…

Easy check in process . Clark was very helpful !Great condo with quiet location ! Nice pool and easy access to trolley . Beach access is a bit of a walk Across the street . Great exercise though! The only issue we had was where we were allowed to sit on the beach and the walk to a restroom.
