We own multiple properties in multiple states. If you’re going to rent out your home this is the team you want hands down. They care about your property and your renters like they are their own. Esteban is very prompt and caring with any situation that comes up. They are always faster than the warranty companies and honest with us. It’s great not to have to worry about our asset knowing Esteban and the team have our back. They continue to be the best experience we’ve ever had with any property management company.

Great experience so far as a new owner with the company. Jennifer Hile was extremely helpful in navigating interesting lease questions and ensuring that our tenants and ourselves as owners were receiving the best possible care with questions and concerns.

My name is Dennis Johnson.I am a renter of a home that is managed by green river management company of flaming island, I would just like to say that Jennifer and her team Do an outstanding job, They really care about their residents and treat them like family. From day one, Jennifer has Responded to every question or maintenance request on the spot, And they're communication skills are far beyond outstanding , they've never left us in the dark. If anybody out there is wandering to go with Green River and Jennifer and her team, you're in good hands. Its Time that we have to move on , but I would just like to Thank you so much Jennifer For everything you've done and making us feel like where your top priority.

I have been working with GRPM for almost 15 years now with 2 properties and there have been some bumpy times in the past but recently since Jennifer has been my PM everything has been great. Vacancies are extremely low and when that happens, turnover is fast! She is very busy so when we miss each other she always attempts to get in touch whether it be via call/text/email. She is very dependable and reliable. When mi-lease issues arise she is always considerate of the tenant’s comfort as well.

We recently moved into our new home at 6918 Roundleaf in Jacksonville (32258) and signed our lease with Green River Property Management. The entire leasing process was smooth, professional, and very well organized from start to finish.
Their team was responsive, helpful, and made the application process easy. We truly appreciate their support and for helping us secure such a beautiful home in the Jacksonville area. Highly recommended!

The team at Greenriver Property Management is absolutely awesome. These five stars, I feel are well deserved. I was a new business owner in 2017 and I’ve been working with GRPM since. The employees of GREEN RIVER have saved me time and added professional expertise with my business endeavors, since the beginning. Jennifer Hile, I must say you’ve been instrumental in the overall operation of my rental properties. Jennifer has been attentive while also providing me quick turnarounds while managing my rental properties with utmost care. Esteban Saborio, dude you Rock! Anytime I reach out to him for maintenance issues, Esteban was right there and on point to assist me. I highly recommend that any new business owner capitalize on the care and expertise that GRPM provides to their customer base.

We had windows that lost their seal and were fogged over. We contacted Green River and they had Baker Windows come to the house the next day for an estimate. Within a week we had our windows replaced. That is unheard of in today’s world, but not at Baker’s.

I would never recommend this company. I moved in July 2017 and rented 2983 Majestic Oaks Ln in Green Cove Springs. In March 2018 I reported a large crack in my wall that was growing in length and width. They claimed that it was a cosmetic crack and they gave me the run around about getting it fixed. I gave them notice to vacate the home after they tried to increase my rent and not fix the issue. Once I gave that they opted to send a repairman out to fix the issue. Come to find out there were three crossbeams in the attic above where the crack was that had snapped. The contractor stated to me at that time that it wasn't safe and they should have been out when I reported it. He also repaired another crack along the same wall that he believed that was related to the crossbeams snapping. I turned in my keys at the end of May and by law I should have received my deposit within 30 days of turning in my keys. I had to call up to the office to request the deposit back after we had passed the 30 day mark. When I received the letter from them they stated that they were holding my deposit because the grass needed to be re-sodded. I protested and took pictures of the property when I vacated as well as after they stated they were keeping my $450 to fix the yard. By Florida State law I am allowed to object to them holding my deposit which I did. The office manager wrote me a letter back stating that the grass had already been replaced and I would not be getting my refund. Again, by law they are supposed to hold my deposit until I have had time to object. They claim they spent it. When I drove by the property it was in the exact same condition that it was in when I vacated. They did not use my deposit for the yard and they withheld my deposit for it. I have attached photos of the yard after they claim that they laid sod and it is obvious that they did not. This place is a scam and they don't do what is lawful and you can see by other reviews that they make it out to be something that I did or state that my allegations aren't factual. This is not the case as you can see from the photos provided.
