Review from a Tenant. Theme: Poor communication from a Property Management company that seems to have more properties than they can actually manage.
Guerin failed to prepare the property before we arrived. When we walked in for the first time after signing the lease, we were met with a dirty and unprepared house. Dirt and dead bugs around. The oven, dishwasher, and microwave all had old food marks from previous tenant. The oven hood did not work. There was a trash can in the back yard that was full of trash from the previous tenant. The AC barely worked because the outside unit was choking on dirt while the inside air return was choking on old dog hair. The gutters were full of dead leaves and branches. The garage door did not lock. There was burned out exterior light. No attention to detail was given because it seems like no one actually lifted a finger to make sure the house was ready.
We promptly gave them a list of everything that was wrong. It took weeks to complete the list of things that should have been done before we set foot into the house. The whole time we had to deal with unprofessional workers who would show up when they weren't supposed to and not show up when they were supposed to be here. Guerin's reasoning behind taking so long - they were doing everything they can. Everything they can should have involved properly preparing the house before we arrived. Not taking weeks to address basic things that could mostly be done in one or two visits of a decent handyman.
Guerin blames the slow work on the unprofessional handymen and contractors. Shifting blame is a poor excuse. Guerin has the responsibility to get maintenance items addressed in a reasonable fashion. Guerin tried to gaslight me into believing there is nothing more they can do and that they can't find anyone in all of Austin who is reliable. How can a property management company with so many houses under their belt not have already developed good relationships with contractors or even hire their own handymen?
Long timelines and frequent communication issues have been what I expect from Guerin. They frequently will just stop communicating with me about open maintenance items or work. I am the one that has to reach out to get the ball rolling again.
I also have a 7 month old maintenance request to fix window gaps among other things. Yes, a 7 month old request to fix some windows so that they actually seal properly. Literally most of my lease has been spent dealing with Guerin's poor communication and lack of commitment to getting something done in a reasonable amount of time. Giving them time to do the work got me nowhere. Calling the office to complain got me nowhere. Emailing everyone at Guerin I could find, including the owner, got me nowhere. Again, their excuse is the unprofessional workers or difficulty finding contractors. How can a property management company not be able to manage something like finding good workers? I have literally spent dozens of hours trying to deal with this.
Throughout the lease I have been reaching out to anyone I can get a hold of at Guerin - trying to get someone who actually cares to reach out to me. Not once has anyone with authority at Guerin bothered to reach out to me to ask what is going on.
Guerin has completed SOME maintenance requests in a reasonable amount of time and they sure don't let me forget it. When I complain about the 7 month old maintenance request, they hold the completed maintenance over my head as a way to demonstrate how good of a job they are doing. All I want is to not have to spend dozens and dozens of hours, for over half of my lease, fighting to get repairs scheduled and done. I am tired of always being the one to follow up. I am tired of having to be the only one that cares. I am tired of complaining and getting nowhere. I am tired of Guerin.
Guerin has given me absolutely no reason to continue a lease with them and I will not sign a lease with Guerin as the property management company every again. I would recommend others avoid renting from Guerin-managed properties as well.

TL;DR: This company sucks. Stay far away.
My two toddler children and their mother were clients of theirs and I was privvy to all of their communications, literally reading emails and text messages myself and being present for phone calls on speaker. We're all Texans, but my kids and their mom were in Florida before moving back to Texas to be close to family, myself included.
First of all, 'Momma' took a risk we're all aware of and prepaid a full year's lease up front for a property in Round Rock managed by Guerrin sight unseen, but basing her decision on the photos provided for the address and doing what research she could on the company in the midst of her chaotic move. When they arrived, I was there to help them move in. The property was obviously long neglected and the inside was filthy. My children walked around with bare feet for minutes and the bottoms turned black. There were roach and spider corpses, and there were live roaches until we had an exterminator come out. One half of the kitchen sink was clogged and unusable, and also rendered the dishwasher unusable because it used the same line. The floors were in horrible disrepair, with large tiles in the kitchen fractured throughout and pieces missing, and corner trim used on the steps of the stairs themselves that was about an inch thick and an enormous tripping hazard. The outside was overgrown with weeds and the trash cans were both full, and the garage had junk from the previous tenants. All of this gave me the very strong impression that Guerrin didn't care too much about property upkeep and had either not been to look at the property themselves in a long time, instead sending secondary or tertiary employees who are obviously subpar, or more disturbingly had indeed directly checked on the property before my family moving in and deemed such a state acceptable. If I was a property owner who had entrusted my property to Guerrin Services and they let it fall into such disrepair, I'd be furious. On the off chance that Guerrin's rebuttal to these facts would be that the onus is ultimately on the property owner, it's not really an excuse and you're still the ones representing said property.
Second, immediately after moving in, 'Momma' noticed insanely high electric bills. They were up to $800+, and this is with no major appliances, keeping the heat and AC off, and one TV in the entire home. She contacted Guerrin and they told her it was probably just the meter and to call the electric company. After a total of 10 hours spent playing the phone game with a utility company, it came to light that the meter was fine and it was definitely overconsumption of power from the house. They knew this because the previous tenants had also had problems with astronomical electric bills and had also apparently gone through this process with Guerrin as well. At no time in 'Momma's communications with Guerrin did they acknowledge this fact, that is their knowledge of this electrical problem. As a matter of fact, they explicitly denied any knowledge. Instead, they chose to be as rude and unhelpful as I've ever heard to a mother of 2 and 5 year old children who had literally given them THOUSANDS of dollars up front for a property they knew was full of problems and in disrepair.
Third, ALL of the staff are incredibly rude, unhelpful, willfully ignorant, and unprofessional. That includes the OWNER, KEVIN GUERRIN, whom at one point sent extremely personally insulting, demeaning, and wildly unprofessional texts to 'Momma' in the midst of this fiasco, in response to her completely understandable frustration with such an incompetent handling of her issues. It's my personal opinion due to the time the text was sent (after business hours) and the content of the messages (different in tone and much looser than his previous communications) that he was probably drunk. That includes BRIANNA, the 'maintenance manager', whom at no point that I could discern did anything at all other than deny responsibility and display incompetency at every opportunity.

My husband and I had a very disappointing experience with Guerin Property Management. Communication was consistently poor, and we encountered unexpected charges and late fees that felt unfair. We’ve rented other properties and worked with different property management companies before, but Guerin was by far the worst.
Shelby, our primary contact at Guerin, was particularly difficult to work with. Her attitude and approach were consistently unprofessional, making any communication regarding maintenance issues—which were frequent—very uncomfortable. She was often short, rude, and dismissive, which left us feeling uneasy each time we had to reach out for assistance. Even the property management company we now rent from had a similar experience when they contacted Shelby for a reference.
When we moved out, we left the property in excellent condition, yet Guerin charged additional and unexpected fees that were deducted from our security deposit, along with late fees that didn’t make sense, as we were never late on payments. Based on our overwhelmingly negative experience, we would not recommend Guerin Property Management to anyone.

Our experience with CPS has been amazing so far. We just moved in a few days ago and Shelby and Chad have been SOOO responsive. I emailed them Wednesday afternoon and by Thursday morning they had a crew in replacing carpets. The whole experience prior to moving in was great also with Shelby being super responsive.

Guerin Property Services are very professional. They help out-of-state investors like me to not worry about the property and about looking for tenants. So far I have no issues with my tenants. They do all the work and all I need to do is to continue to save up to buy more properties in the future. I highly recommend their service.

We could not be happier with our experience with Guerin Property services. My wife and I made the decision to invest in real estate to pursue financial freedom, but we didn't know how to make our first move. Most deals seemed slightly out of reach, due to the competitive market and the interest rates. Good deals with marginal cashflow quickly turned to bad deals with negative cashflow. Regardless of location.
We decided to call GPS and spoke with Jason. It was the best decision we have made financially. By working with GPS, we gained access to investor friendly deals and rates we would have never found on our own. Now a year and a half later, we own 2 rental properties and GPS does all the landlord work for us. We prioritize our family life and day jobs, and GPS takes care of the rest. We would HIGHLY recommend this company as our property manager.
Looking forward to another purchase soon!

Kevin and his team made our first time remote investment experience smooth and easy. Kevin was experienced and considerate on behalf of his clients to negotiate and follow up with things in the process. As inexperienced remote investors, we were a little bit nervous about the whole process, and Kevin and his team always responded our questions timely and provided trustful information. We were surprisingly happy that we were able to get relaxed and relieved because Kevin’s team took care of everything. With their knowledge and experience, they moved forward proficiently and leased our property in ONE DAY! We were so impressed with Guerin’s professionalism and quality service. We will definitely recommend Guerin to our friends in the future.

I have been working with Kevin and his team for over 9 years now. They manage multiple of my properties in the Austin area, and I have always been pleased with their work. I also worked with Kevin as a realtor on the purchase of another investment property.
The entire team has always been responsive, professional, and helpful in whatever was needed. They are a full-service team, and have handled everything I've ever asked them to do: Investment property purchases, leases, repairs, make-readies, etc. As I live outside of Texas, I rely on them to handle my properties, and they do so without issue.
I highly recommend Guerin Property Services, and I look forward to many more years of continuing our partnership.
