They offer only 6 month loans and charge the interest on both the principal and the rehab amount from the origination of the loan. When I asked why I needed to pay the interest on the amount you haven't drawn yet.. they said that's how their loans work. There are plenty of lenders who only charge on the principal and only start charging you as you make the draws. Read the fineprint and all the clauses. If you are dealing with permits, you are dumping your money down the drain while you wait for them. If your project exceeds beyond 6 months, get ready to be slapped by some sneaky and exorbitant fees. Would not recommend them for a big project as it may exceed beyong 6 months and wouldn't recommend for a small project either as you will be paying for both the principal and total rehab amount from origination. It's a lose-lose situation!
