I’ve had the pleasure of working with Britt, Property Manager, for the past two years, and I honestly couldn’t ask for a better experience. From day one, she's been professional, responsive, and genuinely invested in making everything run smoothly. Communication has always been clear and timely, issues are handled quickly and effectively, and she consistently is going above and beyond to make sure everything is taken care of. Bayley was amazing non-pressuring and very informative of the whole process. He walked us through. It made things easy and it was very flexible when it came to a time of showing the house we chose to go with RPM mainly because of Baliey I’m a sales person myself and really enjoy any easy-going sales People It’s a hard job to be super friendly on a daily and keep a smile on your face and I think Baliey is going an amazing job and want to thank you for putting me in my wife and my family in the best position. We haven’t been approved yet, but hope so within the next couple of You’ve done for us so far we definitely recommend you to anybody looking to rent a home!

I left my house in Sept 2017 and had RPM take care of my house since then. I had a total of three tenants during that time.I never had an issue with them until July 2025 with the last tenant. Water damage! The property management sent me an email stating it would cost over $3,000+ to repair the flooring. I was angry and told them to do more investigation (found out later the leak was not from the fridge). Tenant said “need help, flooding in the whole downstairs.” I was worried and angry, and I messaged the manager that their staff was trying to make me pay for it. The manager said she did not know anything about it and that she would do an investigation. Told them have the tenant insurance pay for it. I asked a few times to send me updates on the flooring and to send me pictures of the damage. No pictures, nothing! I thought I would be back in October 2025, but a government shutdown happened and we could not PCS back in October. The tenant left when their contract ended, but we did not move in until December 22, 2025. There are stains on the carpet. We vacuumed and shampooed the carpet, but the stains did not come out. I was told by the manager before that, per Washington State law, they no longer charge tenants for professional carpet cleaning if there are no obvious stains. In this case, there were obvious stains. The manager emailed me the following regarding carpet staining “Under current regulations, we are no longer permitted to charge tenants for carpet cleaning. Additionally, carpet has a maximum depreciable life of seven (7) years. Your carpet exceeds this timeframe, which legally eliminates the ability to charge a tenant for stains or wear. No tenant charge is permitted here.” After I told her that the carpet was BRAND NEW and installed in 2023 because the tenant requested new carpet before moving in, she still said it was considered wear and tear. Clearly, she was not listening to my email. The CARPET WAS NEW BEFORE THEY MOVED IN! The window screen is broken and appears to have been purposely cut in a square shape, possibly to accommodate an AC unit before the central AC was installed. I was told it’s normal wear and tear. The guest bedroom closet door is damaged, the bottom panel is missing, and the door is hanging. There are dents in the garage door. The garage is fully functional, however, it looks like it was hit with something by one of the tenants (I do not know which one). This is not normal wear and tear. If I sell the house, a buyer would likely ask for this to be repaired since it is at the front of the house and very noticeable. RPM stated that they used the tenant’s entire deposit for the flooring repairs, leaving no deposit money left. This means I have to pay for all of these additional repairs. The tenant also left a large TV mounted on the living room wall. I am by myself now, recently divorced, and did not have anyone to help, so I had to ask my neighbors to assist with removing it. My friend installed brand new blinds that I purchased from Home Depot. Per the manager, she did not see any documentation or photos indicating missing bathroom blinds. The inspection photos show blinds present, and they did replace other blinds in the home, including bedroom blinds, using the remaining tenant deposit funds. (There were new blinds in the bedroom ON THE FLOOR, but the sizes were wrong TOO SMALL they are in my garage right now —so I bought new ones from Home Depot.) They left it in there for me to figure it out! The manager also told me they managed the house for free after the tenant left in October. However, they did not do anything other than letting the flooring company in and out when the work was completed. I did not expect my house to be perfect when I moved in, but if tenants caused damage, I would expect the property management company to take care of it. Broken or missing blinds, damaged or missing window locks, and a broken closet door did not just happen overnight.

The worst experience ever. My parents moved in a year and a half ago, and the dishwasher has never worked properly. Since day one, we’ve reported the issue and were promised it would be fixed. Instead, management scheduled countless “warranty” service appointments that led nowhere. Technicians came and went, paperwork was done, but the problem was never actually resolved. This has been extremely dissatisfying and disappointing. It feels like management only pretends to address issues without taking any real responsibility. Living without a basic, functioning appliance for over a year is unacceptable and shows a complete lack of care for tenants. The constant inconvenience has had a real impact on our daily life and comfort. We pay on time and expect basic maintenance in return, yet we are left dealing with ongoing problems and empty promises. I would not recommend this management company to anyone looking for a reliable or professional place to live, especially if you are owner and looking for company to take care of your property. In addition to that, it takes weeks for them to respond for messages, calls or requests. Dishwasher still not working as of today! Property: 553* Elaine Ave, Auburn, 98092
