I strongly recommend looking elsewhere when renting a house. This has been a terrible experience from the start. It seems they don’t even inspect the property before renting it out. When I moved in, the place was not clean, and several things were damaged. The house hadn’t been properly painted, and the list of issues goes on. Submitting work orders is pointless because they often close them without completing the repairs. Communication is nonexistent, and they seem completely unaware of what’s happening with the property. They lie, and even when you provide proof of their dishonesty, they continue to lie and fail to make things right, despite promising compensation. Work orders take forever, and when they are addressed, the repairs are either done poorly or not at all. They also tend to blame everything on the owner, saying things like, “The owner doesn’t want you to have this,” or “The owner didn’t approve that.” It’s a truly bizarre situation. This is by far the worst company and experience I have ever had. Spend your money elsewhere to preserve your sanity, as they will make you feel like you’re the crazy one.

It hasn’t even been ten days since moving in, and the experience has been unacceptable. Marketplace Homes required a full inspection within five days — unreasonable when issues appear after regular use. The house has multiple defects, yet lower-level management (Jerry) became rude when I submitted valid work orders, even though my lease states I’m only responsible for maintenance, not repairs, i.e., initial issues not a consequence of the resident's usage. Higher management later reached out and showed concern, but local management’s conduct and lack of accountability make this company one I would not recommend.

I highly encourage any perspective client to avoid using this company to manage properties. Initially my experience started out good, but as the years have passed the fee structure charged to me and my tenants has caused profit loss and difficulty for my tenants to pay rent and keep up with additional charges by Market Place. It takes 6 business after a tenant pays rent for the property owner to receive rent draws which is extremely inefficient. Beware if you allow the company to represent your business during an eviction proceeding as the law firm and property management company are owned by the same parent company. I was charged fees to my ledger and didn’t receive a breakout of the charges until after. The process isn’t transparent at all. Be careful dealing with the company!

I would not recommend using this company to manage any properties if you are a property owner. I recently had an issue with being charged additional fees when taking back control of the property. I laid out my reasons in a professional manner and asked to speak to higher level management to express my concerns. I have not been able to speak to upper management despite multiple attempts. Dan in the accounting department has stalled the process despite me asking repeatedly to speak to a higher level manager. Despite generating revenue from multiple properties that I signed a PA agreement with Market Place, they continue to nickel and dime my ledger and has caused my business to be unprofitable! Please be careful when engaging in business with this property manager!

I have only been with marketplace homes for just a little under a year. It was a big turnaround and a little rough for me as I am not too good with change when it comes to my housing situation. I've had a few ups and downs getting to know the company. However, Ms. Lisa found me when I was a very stressful situation trying to get in touch with someone to take care of some business. She immediately called me addressed my concerns and as well as my needs and has always been there when I have needed her since. She definitely gets to the bottom of any situation unless you know what you need to do or what they need to do on their end which I absolutely love. She is always a pleasure to speak with. No matter how many times I have to call her she never makes me feel like I'm bugging, or a bother and for that I am grateful for her 🤗
