They have nice houses for rent, mine was basically a brand new build, approved quick and easy, moved in had some issues w/ AC it was fixed promptly, i really do enjoy my house its so nice high ceiling, backyard, brand new smart appliances, i can email / call / text my landlord manager directly she always responds within the day or within the hour. so far so good and im enjoying the new house for sure

After confirming details for a showing for 2 places for a week, I drove 1.5 hours to the 1st location to find no lock box to open the door. I drive to the next location where there was a lock box but the website to enter the information would not allow me to because it said I was not at the location but I was standing right there. My location services on the phone were enabled and I don’t have a vpn so there is no reason it should not have worked. I could not reach anyone at the provided numbers so I wasted hours of time, gas, and had to leave early from work to make the appointment on time. Amanda Nealy completed wasted my time and resources.

Tiffany my family and I want to thank you for everything you did for us! I would definitely recommend Atlas because of your actions! Made everything so seamless and easy. You were on top of everything and would answer our questions at any time of the day and were easy to get ahold of! Thank you again!

I submitted an application along with my husband, but we both experienced issues while trying to complete the process. I reached out to Tiffany Montoya for assistance. She answered and assured me she would get back to me, but she never did. Eventually, I was able to troubleshoot the issue myself and successfully submit our applications—or so I thought. While my application was still in the approval process, my husband received an email stating that his had been denied. He called the company, and they informed him that the denial was likely due to our applications not being merged. The representative on the phone said they would take care of merging them. A couple of hours later, I received an email stating that I was conditionally approved. I was ecstatic because it finally felt like our search was coming to an end. I immediately tried to get in touch with someone to find out where to send our $2,797 deposit. Beatriz reached out via text, trying to assist (which I appreciated), and informed me that she was sitting next to Tiffany, who said they had sent me an email. When I checked my email, I was shocked to see that my application had suddenly been denied. Tiffany never had the decency to reach out and discuss the reason for the denial. I understand this may be just another routine process for her, but for us, this involved our hard-earned money and our future home. What if the denial was due to an error—such as incorrect information on a previous lease—or even potential fraud? Regardless of the reason, there was no follow-up, no clarification, and no professionalism. To make matters worse, the very next day, the house was suddenly rented out. Then, Tiffany had the audacity to email us stating that the property was no longer available but that they had another home for us to consider. Frankly, this entire process feels dishonest and misleading, and I can’t help but feel that we lost this house due to collusion.

This company is very poorly managed, difficult to communicate with and extremely predatory. They like to claim that they are better than wall street (whatever that means) but they absolutely are not. They are also real estate investors that only care about one thing, money. This is pretty typical though, as its very difficult to find any real estate management company that actually cares about the people they rent to. The rent they charge and the fees they add are completely insane and predatory. As an example the house I rented didn't have laundry, but they were still charging about $2,400/month (all fees included). The management team was not easy to get in contact with. On my move in date, there was no communication from Atlas or my property manager (PM), so my roommates and I had to frantically contact them to figure out how to get in to the house. A competent PM would have reached out at least by day of (or day before!) but they couldn't even do that. We noticed some things about the condition of the yard like the bushes were overgrown into the walkway with some trash in the front yard as well, and there was animal feces in the backyard but we just let that go at the time since the move in inspection documented this. After we had moved out, about two weeks later, they added charges for landscaping without contacting us. The way we found out about these charges was by them threatening to send to collections if we didn't pay. A good PM would reach out in writing, email and text about these charges before hand to let us know but they did not do that. I will note that we had paid for yard clean up two days before move out (and clean ourselves), so both the front and backyard were clean to the point that they were in better condition than when we moved in. We ultimately had to reach out to any number/email we could find to get in contact with them to discuss the charges further. All the headache from that could have been avoided if this company was properly managed. The only positive I will give them is that they were responsive on maintenance requests which is better than nothing. If you can avoid it, I would not rent from a property managed by atlas.

This was the worst company i have ever rented from. First of all I was told the house would be clean and move in ready. There was poop left in the toilet for how long? Who knows. I had to scrub for days on end to get the toilet clean. Not to mention the house was filthy and the master bedroom spelt like dog pee terribly. I then had to fight with them for MONTHS to get it replaced. Also the blinds were chewed as well as the baseboards (they painted over them white as if nobody would notice.) About 6 months into my lease i got a call from a solar company saying there were at the property to install solar. Atlas then tried to back charge me on my lease to pay for the solar. I also went back and forth with Jesse & Tiffany for months about that. I broke my lease at the end of January after living there for a year and a half. Paid everything they asked and gave a 30 day notice as well as scrubbed the home CLEAN & they are now trying to file a claim against me saying there was pet damage to the home. Pet damage was already done in the home when i moved In. (Chewed baseboards, chewed cabinet, chewed blinds, pet urine in all rooms.) This company is not the best to work with and I do not recommend them. Too bad such a beautiful home is managed by these guys.

I'm absolutely thrilled to share how amazing Hanna has been during my moving preparations for the end of this month! They've been an incredible help and a fantastic resource. Their prompt responses and helpful information have made the whole moving process feel so easy and enjoyable. I truly appreciate everything Hanna has done to make this transition smooth and simple!

I have rented from them for 8 months now and all I can say is at first I could email or call my property manager and could always get someone on the phone or get a email response. Now it’s impossible to talk to anyone. My pool has only been cleaned 2 weeks out of the last eight and it’s green. I put in maintenance request and they just cancel them and nothing ever gets done. The pool vacuum that was broken when I moved in has been going through their approval process for 8 months and still haven’t been resolved. It is no way to call another atlas office because they all have the same phone number that basically gets you in touch with no one. I am disappointed that a property owner would allow this company to manage any of their properties.
