I had a terrible experience just getting started with this company. I was misled on not 1 but 2 separate properties.
1st) Got approved for the property we wanted, initially was told they could hold it for us until A.) i sublease my current home or B.) my lease was up. Both of these were an option made to me by my leasing agent in the beginning. I talked with her daily on the availability, i was told there was other applicants but nobody had put a deposit. Great. I got my current home subleased that same day BECAUSE i was told it was still available, i went to take my deposit to the office & was told there was a deposit put for that home a WEEK ago. ( This was NEVER mentioned & i have screenshots) So here i am with a sublease on my current home and no idea what i can do next. That’s when the lovely director Chris came in with zero empathy, little to no answers on how this was not communicated & absolutely no apology. Great…
2) Since option 1 wasn’t the best option for us as far as move in date IF i didn’t get a sublease (although i did & that fell through) we had a plan B. Great. Also offered to us by our leasing agent, the same exact house…up the road, different exterior.. same “layout” & same price. Great. That is something we can work with & really our only option at that point. (why we even considered moving into that one after the terrible experience with the first one?? We really just loved the house) Here i am trying to put a deposit for the SECOND time on another house….thats when i get a call that No, the lovely director Chris is not willing to rent it out to us for the price we were told, it’s actually going to be 300$ more a month. (I have screenshots of the conversation where we were told it was the SAME price as house #1)
Long story i know but definitely needed to make others aware. We’re taking this as a sign but AMRR definitely has a lot of communication issues as well as customer service issues. We weren’t offered any type of solution much less apology from the director. (Our leasing agent was very apologetic & didn’t seem to have a say so in any of this so i’m not necessarily upset with her since i know there’s only so much she can do.)

I have worked with Dani at AMRR for the last year, and just signed a new lease thru them. Dani is so kind and personable, but also very professional. She responded to me very quickly - whether questions or document requests. I have also found that AMRR responds very quickly to any repairs/work orders. I highly recommend AMRR as a management company, but my biggest praise goes to Dani - she rocks!!

The team at AMRR helped me start my rental portfolio in 2024. Bailey and the property group were great to work with and showed me several markets with new construction options. We eventually purchased in Lubbock with the strong rental demand driven by the growth of the university, the growth in the Lubbock medical and healthcare systems, and purchased in communities with great school districts. The price incentives they were able to provide and knowing new construction carries great warranties made the decision much easier.
The entire process, from market analysis and property selection to leasing and management, was remarkably easy. I am especially pleased with the leasing team and feel confident about the rental rates secured for my market.
The AMRR management team also excels at communication. I particularly value the quarterly inspection reports, which include current pictures of the interior, exterior, garage, and landscaping. These reports provide great assurance regarding the condition of my properties.
I highly recommend AMRR if you are considering investing in rental properties or need a trustworthy property management company.

AMRR is such a great property management!! They have worked with us so much, such nice people and they always make sure the neighborhood we live in is good with a patrol officer patrolling the neighborhood! We have signed a new 12mo lease with them! Thank you AMRR!

I would strongly advise against renting with AMRR Property Management. Communication is extremely difficult, as it often requires reaching out multiple times before receiving any type of response. Even then, you are frequently promised a follow-up call that never actually comes. This company appears to prioritize profit over tenants’ well-being. Additionally, there have been instances where they have misrepresented the condition of items that were already broken.

We’ve worked with AMRR Property Management a lot and they’re always great to deal with. The team is organized, easy to communicate with, and things get handled quickly. It’s nice knowing we always have a point of contact to call if anything comes up. Definitely a solid group to work with!

My wife and I always pay rent early, basically right when it becomes available to pay. We were in the middle of signing a new lease which the rent was due to increase 3%. We were billed our original rate for this month thinking the new rate would start next month. We paid it on the 26th of June and went about our business thinking nothing of it. On the 7th of July we received an eviction notice due to non payment of rent. We go check our account and it shows we paid nothing and owed the full amount which has the increase. So we call let them know they made a mistake. They get it fixed we end up owing 50 bucks pay it that day. They tell us there will be no late fees since it was their mistake. Fast forward to the 14th of July. Now I'm getting emails about late fees for an eviction we never should have received. They are the most disorganized company I've ever rented from and very bad when it comes to customer service. I definitely regret renewing with them and would advise others to seek other options.

Please do not use this rental company. My husband and I got screwed over in several different ways because of this company and this company alone. Had nothing to do with the house itself. Here are a few examples…
1. We submitted two different maintenance requests over our one year lease. They were pretty simple requests and things we definitely needed done. However, we got only a text message back for both requests saying they would get back to us. They never did. We had to spend our own time and money on both of these request’s. Owners of these homes have a rental company so they can take care of that.
2. This reason however is by far the worst, and what inspired this review. My husband and I had a lease that ended May 31st. So we expected our inspection to be on June 1 or after. The maintenance crew came unannounced to our residence to do our inspection BEFORE our move out date even was and we were not home. We obviously had some stuff in our house and things were not ready for this inspection because we still had an active lease with them. Then they go on to charge us over $500 for having things in the residence, and for the residence not having an up to par yard, when we still had time to do this, because we still had an active lease with them!
From the way this situation was handled, I’m sure we are not the first ones this has happened too. During your move out process, they find things to change you for, just so they can make more money off you as you are moving out.
If you move forward with this rental company. Prepare to pay out of pocket for things outside of your awareness.
