Our Long-Term Rental Services offer flat fee pricing and a Guaranteed rent program that covers, up to $5,000 in eviction fees, $35,000 of malicious tenant damage, $15,000 of tenant theft, and up to 6 months of unpaid rents. We one week turns for maximum owners profits, move-in inspections, move-out inspections, occupied inspections, filters, pest control and high-quality marketing with Smart Lockbox showings. Additionally, our Mid-Term and Short-Term/Vacation Rental Services aim for a 90%+ occupancy rate. We utilize dynamic pricing to maximize revenue and employ facial recognition technology and fraud databases for guest screening to prevent fraudulent activities. Smart Home technology, including smart locks, doorbell cameras, thermostats, and pool heat controls, enhances guest experience, security, and energy savings. Our full-time in-house reservations team responds to inquiries and processes bookings 7 days a week, and our secure websites facilitate bookings 24/7. We also monitor smoke and noise to prevent unauthorized activities such as smoking and parties in the property. We can't say enough about the excellent customer service and expertise we receive from porterhouse properties ...especially working with Regina Salgado ,Regina walked us thru a very uncomfortable eviction . Her professionalism and advice was spot on ! I had never been thru an eviction and I really had no reference point .but With Regina's help .we were able to get that tenant out in a timely manner ! I was so relieved to have Regina on my side . The service that Regina provides is extremely affordable and soo worth it ! She communicates quickly and efficiently and still does ! If your looking for a property manager , I highly recommend Regina with Porterhouse properties .. you won't regret the decision!

I cannot recommend this company at all. They lack impartiality and fail to adhere to standard procedures. We rented a house from them, and it suffered significant damage from Hurricanes Helene and Milton. Despite providing photographic evidence, I spent the entire remainder of our lease trying to get them to address the repairs, but nothing was ever done. They did send an electrician to replace the breaker box after it caught fire, along with the kitchen appliances, but when I spoke to Regina about the situation, she dismissed it as my problem. This marked the start of their neglect toward the property. Numerous storm-related damages, as well as minor leaks, were reported, yet they attempted to blame us for them. We notified them in October, and my daughter moved out at the end of April, but the issues remained unresolved.
Additionally, unauthorized individuals, including roofers and possibly the owner, accessed the property before our lease had officially ended, without proper notification. I have experience in this field, as I rent a home in another country, and I have never encountered such a lack of professionalism. Thankfully, I documented every detail and conversation throughout this ordeal. I strongly advise seeking another company. Please be cautious and review your contract thoroughly. While there are specific clauses that may apply, it does not negate your rights under Florida law. One major concern was their insistence on collecting rent even after my daughter had to vacate the property due to a lack of electricity, water, and sewage, compounded by electrical fires caused by faulty wiring. When a home is deemed uninhabitable, you should not be charged rent for the time you cannot occupy it. Regina sent me a clause asserting the requirement for payment, which led to escalating tensions, and they never addressed our concerns.

Please remember that name, Regina Salgado, the Porterhouse Property Manager. She has been an invaluable asset and provides exceptional service. She dedicates her time to thoroughly explain, review, and provide clarification on any matter. She diligently works on your behalf and unequivocally demands results. I would give Regina 20 stars if I could. She's the best property manager I have ever used. I've been a landlord for decades and this lady is very thorough with respect to finding the best tenant and the move-in inspection report. My report contained 64 photos of the house.

From the very beginning, Regina made the process seamless—scheduling a home viewing was quick and easy, and she kept us well-informed every step of the way during the application process.
Since moving in, Regina has continued to go above and beyond. She’s been incredibly responsive and helpful with all of our (many!) questions—whether about the property, the neighborhood, recommended vendors, or any maintenance needs. Her professionalism, kindness, and dedication have truly made us feel supported and at home.

I had the pleasure with working with Regina on finding a new a bigger space for my son , grandmother & I. She was not only very responsive but very passionate about helping us find the right fit that provided everything we needed. Touring properties was made so easy and done efficiently by the company with extreme flexibility. She made the application process a breeze & kept in touch throughout all of it. If I ever needed to contact her with any questions or concerns , she was always there to answer quickly and efficiently. There was no doubt that we knew we picked the right company to work with on finding our place. I recommend working with her and this company if you want a clear understanding and honest experience finding your new place. Thanks Regina!

We have worked with many Property Managers on the East coast and Jeremy and Regina are by far the best! We move often for my husbands career and we have had to move to many states. No one has been more attentive to our needs, or answered our questions as quickly and thoroughly than the Porterhouse Properties team! Moving to a new town with our young family is never an easy task but having their expertise, and their extensive knowledge on the area has allowed us to sleep at night! We couldn’t be happier with our new home! They made our entire process, (even before we placed an application), seamless! Our kids are so happy we finally got them to Florida!! We couldn’t have done it without you!! Thank you!!!

I am writing to express my concerns following a recent phone call with your representative regarding a property I was interested in. During our conversation, I inquired about the pricing and quality of the property, as I found that they did not align.
Unfortunately, I encountered a rather unprofessional response. The representative raised her voice and accused me of arguing simply for asking pertinent questions about the property. This experience left me feeling disrespected and undervalued as a prospective customer.
Considering that your company manages the property I am interested in, I am now reconsidering my decision to rent there. If this is how prospective customers are treated, I can only imagine how current tenants may feel.
I believe it is crucial for customer service representatives to engage with clients respectfully and constructively, regardless of the situation. Based on this interaction, I am hesitant to recommend your company to others.
Thank you for your attention to this matter. I hope that you can address this issue to improve future interactions. I will be escalating this complaint because it felt rather discriminatory in many ways.
