We just moved in yesterday, and the experience has already been extremely disappointing. The carpet cleaning that was promised prior to move-in was never completed, and the home itself was clearly not cleaned. Kitchen appliances still had crumbs and residue inside, and the bathrooms — especially the toilets — were visibly dirty.
On top of that, almost all of the blinds are malfunctioning, and the upstairs temperature has reached 82 degrees and continues to climb. With two small children in the home, these are not livable conditions.
What has made this even worse is the complete lack of urgency and customer care from the maintenance emergency line. I was hung up on twice after simply expressing concern about the situation. Rather than showing empathy or trying to help resolve the issue, we were met with dismissive responses and blamed for being upset.
The company’s response has essentially been that they can only work around the availability of their limited HVAC vendors, with no effort made to escalate the issue or provide a faster solution. No one has reached out to apologize or offer meaningful assistance.
For anyone considering renting through this property manager, I strongly recommend choosing a company that values its tenants and takes habitability concerns seriously.

Do not use this company to manage your property! They cater to the renters. Even if the renters destroy your home they will give them their deposit back and then give you estimates of 10k to fix what they destroyed. We just got done spending all the money to fix it and it costs us approximately $7000 in repairs and you couldn’t keep their deposit for us despite LITERALLY BREAKING the ONLY 3 things we said don’t touch. Sink they ripped out was a grand, the windows broken throughout the house another couple of grand and the shed and fence they damaged 4500. So $6500 and counting

Every simple maintenance request takes a minimum of a week to complete. If you’re not retired, work from home, or have a very flexible schedule - I can’t recommend it. You’ll miss so much work to be home for simple work orders, you’ll lose the job that pays the rent. It’s a very frustrating, disappointing process every single time.

Waisted my time! Scheduled tour online and received confirmation both when I requested a tour and the day of. A ABSOLUTE waist of my time and gas! No agent here when I arrived (and who still does tours with agents!?!) and looks like someone still lives in the raggedy unit. Called Excalibur only to be told that I need to schedule directly with some random agent. I inquired as to why this information was not divulged prior, NO EXCUSE OR REASON. Just a random response from them saying that I needed to call “Howard”. ABSOLUTELY NOT. A TOTAL waist of time, especially after taking off work for this foolishness and unprofessionalism!

I’m so happy with Excalibur! I’ve been with them 2-3 years now and they have been extremely professional, efficient and they take a load off of me. The best property managers ever especially Sal. Totally worth it!

I had a great experience working with Frank Perez. He was very professional, patient, and knowledgeable, and took the time to answer all of my questions clearly. Frank made sure I understood everything and truly went above and beyond to provide excellent customer service. I doubt I've made 5 post total, but Mr. Frank Perez has been the best "consistently". Whatever my issue if he couldn't resolve it, he made sure I was on the phone with someone who could resolve the matter before that call ended. But with that, it too speaks to the collective team effort of Excalibur as a whole. So definitely hats off to Excalibur. Gratitude and respect.
