Im trying to figure out when is pest patrol the tenant responsible when renting a apartment or house. I really want to know who the owners is not who's managing it. Cause PMI is making these apartments another set of projects with refusing simple up keeps saving money is good but when in the long run its gonna cost more. Solving a issues before they become big problems but they dont care ig

I lived at Meadow Trail Apartments and had a decent experience during my first month—back when it was privately managed. It wasn’t perfect, but the staff was respectful and you could tell they cared.
Then PMI took over, and everything changed—for the worse.
They locked the previous management out, and claimed I hadn't paid rent even though my check was in the office. Despite multiple attempts to explain, they pressured me to cancel the check and pay in cash, promising to deduct the fee. They never did.
Maintenance became a joke. I reported a leak and peeling wall in the downstairs bathroom due to rotted caulking—water was seeping through and caused mold and crumbling drywall. I had to threaten to go to the Board of Health before anyone came out. Meanwhile, the upstairs bathroom had a peeling, moldy ceiling and I was told to “wait until rainy season” to see if it leaked.
My rent jumped from $895 to $1,195 with no proper explanation, citing a “credit program” and water charges that weren’t clearly detailed in the lease.
Then came September: the entire building lost water. No updates, no urgency, just “we’re looking into it” from the after-hours line. I was in the middle of a miscarriage , and only found out through calling the city that PMI had failed to pay the water bill.
I’ve moved out since, but PMI had the nerve to demand an extra $100 “final walk-through” fee, which is illegal in Indiana.
I would not recommend renting here unless you’re prepared to fight for basic living conditions and fairness. PMI showed a complete disregard for tenants’ well-being, transparency, and legal responsibility.

Difficult to deal with. PMI will slander your name, accuse you of being less than human. DO NOT RENT FROM THEM. They are very disorganized, they waffled many times on if i could get the deposit back, may have a handful of numbers to call to get a response, and took them 2 months to fix the hot water. Not to mention when THEY FORGOT to pay the water bill and we were shut off for a couple days. No apologies no one cares there.
I feel communication was poor, too many people handling the same issue over there.

The absolute worse place I have ever lived in. The place was roach and mice infested. I literally caught one mice a week living there. They damaged a kitchen wall when replacing a broken stove, that didnt work day 1. Damage they then charged me for, because they have no record of replacing the stove. So its my fault, they dont keep records? Also, if they are going to charge people for key returns, they better have a better way of allowing residents to return them. The only choices I had was to drive an hour out of my way to return them or mail them. I mailed them and of course they claimed to not have received them. Secondly, they charge for cleaning. As nasty as that place was when I moved in, Im pretty sure I gave it back to them in better shaped, than I received it. If you have other options, there is a great chance those options are better than PMI.

We had a great experience! Pamela Brown sold our house for the price we were hoping for and kept us informed about showings and comments. We would definitely choose PMI again!

John was a very respectful guy to give my application going. And I am very happy of where I live. Maintenance is very great they come the same day when your request in.

Don’t waste your time I applied and was approved they reached out and said I had two options pay a double security deposit or use a guarantor. I decided to pay the double security deposit. Then they told me that was no longer an option I had to use the guarantor, the guarantor denied me so they told me to use a Co-signer I did just that and they approved her until PMI added me on the application. If they denied me why would you add me on the application that was approved? Cool she got denied as well because they added me. My co-signer has great credit and income and I have great income fair credit they made us pay $120 in fees just to tell us if we can’t use a guarantor we can’t rent with them after giving me two options. They are jokes!!!!
