Living in a small community with a unique HOA situation, Eric and the PMI San Tan team have been vital on keeping the community afloat and despite numerous challenges have been exceedingly kind and professional in all things. I would recommend them to any landlord or HOA needing support.

We were shocked by PMI San Tan’s handling of our security and cleaning deposits. We meticulously cleaned the property and even left extra supplies such as light bulbs, a tilt rod, and touch-up paint. Although we had already paid a refundable $250 cleaning deposit, we were still charged $295 for cleaning, with the additional $45 taken from our security deposit. They charged us $6 per light bulb, billing us for four even though only two needed replacement, and $20 for a tilt rod that was already on the property. We were also charged a mandatory $170 carpet cleaning fee for just two small rooms, and an additional $350 for touch-up paint after only one year, despite there being no significant damage beyond normal wear and tear. All of this came after we paid for the full final month of rent despite vacating the property early. It appears that PMI San Tan, especially Eric, is willing to take financial advantage of renters regardless of how well the property is maintained.

Landlords Beware: As a landlord myself who co-signed for my son’s lease with PMI San Tan, I’ve witnessed firsthand their unprofessional and concerning management practices. Eric's approach to property management is simply unacceptable. He was frequently slow to respond, neglectful in addressing maintenance concerns, and even made unreasonable demands on tenants. These included requiring them to buy and install a fire detector themselves, and overcharging both landlord and tenant for basic touch up paint and other services, something clearly within the landlord’s responsibilities. Not once during the tenancy did Eric or anyone from PMI San Tan personally inspect the property or meet with the tenants to verify conditions. Based on my experience, I would never trust PMI San Tan with managing my own rental properties. They simply do not demonstrate the integrity or diligence required for professional property management.

Renters Beware:
My experience with PMI San Tan, and particularly their agent Eric, has been deeply disappointing. Shortly after beginning our lease with another management company, we unexpectedly found ourselves under PMI San Tan’s management. From the outset, communication with Eric was difficult and slow. Calls went unanswered, and emails took days to receive replies. When we urgently needed verification of our rental history to secure our next home, Eric’s delayed responses resulted in losing our preferred rental property. To make matters worse, after meticulously cleaning and vacating the rental in excellent condition, PMI San Tan withheld significant portions of our security deposit for minor wear they arbitrarily decided was not "normal." Eric and PMI San Tan made these subjective assessments despite never conducting a personal walkthrough or inspection at the start of our lease. I strongly caution any prospective renters against working with this management company.

PMI San Tan saved my sanity. We tried to manage our properties from another state and it was a disaster. I did my homework and spoke with several property management organizations but only PMI checked all the boxes. I'm so glad I chose them. I have an owner portal which displays everything, answers all my questions about my property and saves me a lot of time. I highly recommend PMI San Tan!
