Upon move in (Nov 2023) the disposal in the kitchen sink was not working and leaking. We were brand new to the property and had reached out to the property management directly for repairs because we hadn’t officially set up the resident portal. This should have been my first red flag when nothing was done. We ended up just replacing the disposal out of our own pocket. Then skip ahead a few months later, a large tree in the back yard was uprooted and landed on the side of the house blocking the back entrance. Submitted a work ticket via resident portal shortly after. This took 2 months to handle. So for two months I had no access to the backyard . When the maintenance guy comes out he literally can hardly stand being there because I ripped him away from one of his Golf Mondays. Fast forward to Summer 2025 Jeff comes by the property to check the lawns and ensured me that if I decided to move out there would be no penalties-even encouraged me to do so because the market would be better at the beginning of the school year. So I request a 30 day move out at the end of July. Next information that I receive from Jeff states that the Landlord wants $3010 (monthly rent) as a penalty. That was paid and I moved out by Aug 31. No holes in walls/fresh paint/carpet cleaned by a Steam company/cobwebs removed/floors swept and mopped/yards freshly mowed. Here we are today, 30 + days after move out, and all I get are hold menus and voicemail boxes. Here we are today, 30 + days after move out, and all I get are hold menus and voicemail boxes. These are the guys that they warn you about when you are looking to rent a house. They make up every fee they can, take zero care of their property, flat out lie in conversations with you (but it's not on paper so good luck proving they did), and are impossible to contact even on the best of days. You'll feel better cared for living under a bridge. Couldn't recommend passing on working with them more.

We had a fantastic experience with Jeff and his team managing our property for 2.5 years in Southlake Texas. . From day one, they took care of all our tenants’ needs promptly and professionally, making sure everyone was happy and well looked after. Whenever repairs were needed, Jeff connected us with reliable and skilled partners, ensuring everything was handled smoothly and efficiently. When our lease ended, Jeff also managed the transition seamlessly and helped us with the process of selling the house. Their support and expertise made the entire experience stress-free. We highly recommend Jeff and his team to anyone looking for top-notch property management!

I leased my house for a few years with PMI. I was going to leave after a year because Jeff was very inconsistent in answering any questions. I stuck with him because it was just easier. I have finally terminated my business with him because he does not respond in a timely fashion and does not have his clients best interests in mind. Look elsewhere.

I’ve been renting from PMI DFW since 2023 and have had a great experience so far. Maintenance requests are handled promptly and efficiently. The lease renewal process is smooth and well-organized. They also communicate effectively—especially when the HOA has concerns—to help us avoid any fines. Whether I call or email, my inquiries are always addressed quickly and professionally. Overall, I’ve been very satisfied with their service.

We would like to share that working with PMI and Jeff has been a wonderful experience. Jeff was and is very patient with us being new landlords and still is giving us great advice. He never gave up on our listing and we now have wonderful tenants. Thank you Jeff for everything! The Sisters

It goes without saying I gave Jeff multiple chances to prove himself as a competent property manager. Do not let them handle your houses. PMI DFW properties was handed our portfolio of homes Sept 13, 2023 and at first it seemed good, only to start realizing it was heading down hill fast. We had just recently evicted and repaired a house in Mesquite(fully remodeled), in Sept 2023. At which point Jeff/Jessica took over as managers, I was assured the Required Rental inspection would be taken care of. From OCT,NOV,DEC of 2023, the house sat there, 1 inspection had been done and 0 green tags, in addition it wasn't put on the market to garner interest. For 3.5 months nothing happened, it wasn't until about the 4th time I asked why it wasn't on the market yet that I was told it would be listed shortly. That wasn't until JAN 1, 2024 Jeff managed to get the listing up. The entire time I was being told it was being marketed, FOR 3.5 months no zillow, no MLS, it wasn't even marketed on craigslist. In Early Jan, 2024 Insurance contacted me regarding trees branches that needed to be cut, or they would cancel policy. Being that insurance is a priority I immediately told Jessica that we would need the trees cut back, again I was assured it would get done from Jessica. Nothing was done and I finally emailed Jeff Jan 18th about it, he mentioned he wasn't aware of that and that he would make sure it gets done. Jan 31: Emailed regarding branches since they were not done- No response. Feb 1st I was told a contractor went out to cut the limbs. Feb 5th I as told they forgot to take photos Feb 7th: I was told I would get photos Feb 9th: still no photos, I was told they were at lunch and would get the photos later that day Feb10th: I was told I was emailed the photos (I was not emailed anything), I was told I would get them later that day Feb12th:Asked for photos again, no answer By this time I was fed up and went to the house, only to find out nothing had been cut and I had been blatantly lied to. Feb 12th: I terminated all Services from PMI DFW. Only to be told it would take 30 days for turnaround and allowing a transition period (which is understandable). FAST FOWARD to APRIL 24th, 2024 when they finally released all security deposits and rents. A TOTAL OF 72 DAYS! The nightmare doesn't end there, Jeff told me he had found a tenant, while we were transitioning to a new management company. I figured why not since the house had already been vacant and it was the least they could do and allowed the to keep the first months rent as compensation. LIttle did I know Jeff stuck the most unqualified individual into the house, and they didn't even make their first month payment. So now after what has been essentially a year the house hasn't cashflowed anything and i'm left evicting another tenant. TLDR: Don't ever let this company handle your properties.
